Jung-gu Toegye-ro Area, Height Restriction Eased... Buildings Up to '50m Maximum' to Be Constructed
Public Pedestrian Path Added to Deungchon Buyeong Remodeling
Buildings up to 50 meters high will be allowed to be constructed in the general commercial area along Toegye-ro in Jung-gu, Seoul.

View original imageOn the 21st, the Seoul Metropolitan Government held the 3rd Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 22nd that it had approved a revised plan to change the district unit plan for the Toegye-ro area in the Chungmuro 2-5 ga district of Jung-gu.
The Toegye-ro district unit plan area borders the Sewoon Redevelopment Promotion District to the north and the Pildong district unit plan area to the south. It is a region that requires management considering the historical and cultural resources of downtown Seoul and the Namsan landscape, and regulations such as height restrictions are applied.
The city established this plan by changing the height restriction standard from "maximum height" to "reference height" considering the regional characteristics, and linked it with the "Seoul Downtown Basic Plan," which allows buildings to be constructed higher than the reference height if there is a public contribution.
The building height in the general commercial area along Toegye-ro is set at a reference height of 30 meters or less and a maximum height of 50 meters or less. For the residential areas on the side streets, considering the changes in the Namsan height district conditions, the reference height is 28 meters or less, and the maximum height is 40 meters or less.
A new clause was introduced allowing the relaxation of height standards up to the maximum height when jointly developing the maximum development scale (over 1,500㎡) along Toegye-ro 34-gil, Pildong-ro, or Seoaero, while improving pedestrian paths or securing scenic axes for landscape enhancement.
Additionally, unnecessary lot planning and joint development regulations were reduced, building limit lines were adjusted considering the possible development scale, and the preservation and utilization of modern architectural assets were relaxed to improve the conditions for building execution.
At this committee meeting, the landscape review for the remodeling project of Deungchon Booyoung Apartment in Gangseo-gu was approved as originally proposed.

View original imageAccordingly, a public pedestrian passage connecting to adjacent complexes will be newly established within the Deungchon Booyoung Apartment complex. For the road section, the existing apartment fence will be removed, and a front open space about 3 meters wide is planned.

Deungchon Booyoung Apartment was built in 1994 as part of the Deungchon housing development project, and a remodeling project is underway to improve the aging apartment functions and horizontally expand the building.
