Icheon-si, Relaxation of District Unit Plan Standards for Logistics Warehouses
Development Activity Standards Strengthened to Prevent Uncontrolled Development
On the 28th, Icheon City in Gyeonggi Province announced that it has established the 'Icheon City Distribution-type District Unit Plan and Warehouse Facility Development Permit Integrated Review Standards' to prevent the indiscriminate proliferation of logistics warehouses and to promote planned development, and has implemented it starting from the 25th.
The new standards primarily relax the criteria for distribution-type district unit plans while strengthening the standards for development activities.
Looking at the details, the distance from quiet facilities among location conditions has been standardized to 100m, and building length (150m) and height (40m) confirmation standards have been set. However, through the review of the Urban Planning Committee, relaxation regulations for length and height in distribution-type district unit plans and for length in development permits have also been prepared.
Regarding road standards, for distribution-type district unit plans, connection to a statutory road with two or more lanes and a width of at least 12m is required, while for development permits, a road opening standard of at least 10m is applied. Additionally, plans for circulation-type fire roads of 4m or more and green space standards have been established. The city plans to operate these standards flexibly through prior reviews.

Kim Kyung-hee, Mayor of Icheon City, stated, "Scattered and indiscriminate locations become factors that hinder the city's basic spatial structure and long-term development direction," adding, "By applying the integrated review standards, we will resolve issues arising from logistics warehouse development and ensure that planned development can take place."
