As unsold housing units in Wonju, Gangwon Province have decreased for four consecutive months, raising expectations for a recovery in the real estate market, ‘e-Pyeonhansesang Wonju Primo One’ is now in full-scale sales.
According to data from the Ministry of Land, Infrastructure and Transport, the number of unsold units in Wonju, Gangwon Province stood at 1,270 units as of the end of May, down for four consecutive months since recording 1,987 units in January. Unlike other regions where the recovery of unsold units is still slow, Wonju is showing a trend similar to the metropolitan area, where unsold units are decreasing.
The main reasons for the reduction in unsold units include an increase in transaction volume and rising sale prices in the sales market. Looking at the apartment sales transaction data from the Korea Real Estate Board’s Real Estate Statistical Information System, monthly apartment sales in Wonju increased about 2.2 times from 267 transactions in January to 593 in May. This is analyzed as a result of more buyers anticipating a recovery in the real estate market, leading to a simultaneous increase in transaction volume.
Moreover, it is not just the transaction volume that is increasing; the number of complexes setting new record prices is also rising. The ‘Musil e-Pyeonhansesang’ apartment in Musil-dong, Wonju, with a floor area of 152㎡, was traded last month at 680 million KRW, setting a new record price. The previous highest price was 655 million KRW in October last year, making this a 25 million KRW increase.
As unsold units decrease and apartment sales volume rises, signaling a positive sign in the real estate market, interest in the sales market is also increasing.
In particular, ‘e-Pyeonhansesang Wonju Primo One’ offers small-sized units with floor areas of 59㎡ (24-pyeong) and 74㎡ (30-pyeong), all priced in the 300 million KRW range, which is expected to attract a large number of subscription accounts from buyers and investors. According to Wonju MBC reports, DL E&C has lowered the price per 3.3㎡ from the initial 14 million KRW range to 13 million KRW range to maintain the current market atmosphere and is supplying mainly small-sized units optimized for the high rental demand in the Wonju market.
‘e-Pyeonhansesang Wonju Primo One’ is an apartment complex located in Panbu-myeon, Wonju, Gangwon Province, consisting of six buildings ranging from two basement floors to 25 floors above ground, with a total of 572 units ranging from 59 to 102㎡. Among these, 137 units of 59㎡ and 213 units of 74㎡, totaling 350 units, are mainly small-sized units.
Most notably, it is the first supply of small-sized units in Wonju in about a year and is being sold at an economical price in the 300 million KRW range during a period when prices are rising nationwide.
The contract conditions are also favorable. The down payment of 10% can be split into two installments of 5% each, and interest is supported on the second 5% installment. Additionally, a 60% interest-free loan benefit is provided for the interim payment, allowing buyers to purchase a 59㎡ (24-pyeong) unit at an affordable price or, with a little additional funding, aim for a 74㎡ (30-pyeong) unit suitable for a family of three to four.
Furthermore, there is no obligation for actual residence, and resale of the pre-sale rights is allowed after full payment of the down payment (10% of the total supply price).
The product features of ‘e-Pyeonhansesang Wonju Primo One’ are also noteworthy. The complex is the first in Wonju to apply e-Pyeonhansesang’s lifestyle-customized residential platform, C2 House, which allows the floor plan to be changed according to family members and lifestyle. The housing exhibition hall for ‘e-Pyeonhansesang Wonju Primo One’ is currently open. First-priority subscription applications will be accepted on Tuesday, July 25, the winners will be announced on Wednesday, August 2, and contracts will be signed over three days from Wednesday, August 16 to Friday, August 18. Move-in is scheduled for November 2025.
