Regulation Eased in Sindang and Cheonggu Station Areas, Jung-gu, Seoul: "Zoning Upgrade with Integrated Development"
Seoul City is easing regulations on areas densely populated with old buildings near Sindang Station and Cheonggu Station in Jung-gu to promote integrated development.
On the 27th, Seoul City announced that the Urban and Architectural Joint Committee held the previous day approved a revised version of the "Designation and Planning Decision for the District Unit Planning Zone around Sindang and Cheonggu Station Areas."
The target area, around 100 Sindang-dong, Jung-gu (199,336㎡), is located along Toegye-ro and Dasan-ro, which connect the downtown area and Wangsimni.
It serves residential functions within Jung-gu, and since redevelopment projects in the Sindang-dong area are actively underway, the demand for neighborhood living functions is expected to increase along with the future growth of the population in the surrounding area.
In this district unit plan, considering the location conditions of the transfer station areas for subway lines 2, 5, and 6, three special planning zones where large-scale development is possible were newly planned in the areas densely populated with old buildings along the Sindang and Cheonggu station areas. Through this, integrated development will be encouraged in the future, and conditions have been created to upgrade the land use zone from the third-class general residential area to a semi-residential area.
To secure efficient parking spaces for local residents and visitors to the commercial areas around Sindang-dong, irregularly shaped parking lot sites within the zone will also be expanded.
Additionally, based on the geographical characteristics adjacent to the Dongdaemun Beauty and Fashion Hub, recommended uses have been set to maintain the clothing industry functions concentrated in the Sindang-dong area, and guidelines have been provided to ensure that public rental industrial facilities considering the clothing industry are installed during the development of the special planning zones.

A city official said, "With the establishment of the new district unit plan, conditions for complex development around the transfer station areas and main roads have been prepared, and neighborhood service functions to prepare for the future increase in the surrounding population are expected to be strengthened."
