In July, a total of 30,542 households nationwide are scheduled to move in, with more supply expected in the provinces than in the metropolitan area. Next month, 16,393 households will be supplied only in the provinces, adding to the burden of unsold homes and sluggish existing home transactions. The warmth in the housing market is circulating only in the metropolitan area, so the contrasting atmosphere between the metropolitan area and the provinces is expected to continue for the time being.
According to the July move-in trend released by the real estate platform 'Zigbang' on the 26th, a total of 30,542 households are scheduled to move in. This is 15% less than the move-in volume in June but 16% more than the same period last year and more than the average monthly move-in volume this year (25,948 households).
By region, 14,149 households will move in the metropolitan area, and 16,393 households will move in the provinces, with the provinces accounting for a slightly higher share of 54% of the move-in volume.
In the metropolitan area, 4,990 households will move in Seoul, with a large volume of supply expected. Four complexes will move in: △Lotte Castle River Park Signature in Jayang-dong, Gwangjin-gu (878 households) △Lotte Castle SKY-L65 near Cheongnyangni Station, Dongdaemun-gu (1,425 households) △DMC Fine City Xi in Susaek-dong, Eunpyeong-gu △DMC SK VIEW I-Park Foret in Susaek-dong, Eunpyeong-gu (1,464 households). Among these, three complexes are large-scale complexes with more than 1,000 households each.
Gyeonggi Province will see 7,541 households move in, the largest volume among regions in July. Scheduled complexes include △Suwon Central I-Park Xi (3,432 households) △Yangju Okjeong LH Elif (1,409 households). In Incheon, where about 10,000 households moved in last month, only 1,618 households are expected to move in.
In the provinces, Chungnam will have 4,458 households moving in, the largest volume since February 2017 (6,137 households).

In the provinces, with concerns about unsold homes not yet resolved, large-scale supply is underway, and the market burden due to the volume offensive is expected to increase. A Zigbang official said, "Move-ins are difficult due to delays in selling existing homes and failure to secure tenants, and areas with concentrated move-in volumes are showing weakness," adding, "Since the warmth in the housing market is circulating only in the metropolitan area, the contrasting atmosphere between the metropolitan area and the provinces is expected to continue for the time being."
