Apgujeong Reconstruction, Promotion of 'Super High-Rise Complex' Around 50 Floors
A plan is underway to upgrade the Apgujeong-dong area in Gangnam-gu, Seoul, to a quasi-residential zone and redevelop it into a super high-rise complex of around 50 floors.

View original imageAccording to Seoul City on the 25th, the city held a briefing session for residents of Apgujeong Apartment District Special Planning Zones 2 and 3 on the same day, unveiling a draft of the rapid integrated planning proposal. On the 26th, a briefing session is scheduled for residents of Apgujeong Zones 4 and 5.
Apgujeong Zones 2 to 5 applied for rapid integrated planning to Seoul City at the end of 2021 and have been following related procedures. According to the draft plan, some areas near Apgujeong Station within the redevelopment zones will have their land use designation upgraded from “Type 3 General Residential Area” to “Quasi-Residential Area,” allowing a floor area ratio of 200?500%, enabling buildings up to approximately 50 floors.
The Zone 3 association is pursuing a super high-rise of 70 floors, and other zones are also expected to build structures over 50 floors. The average floor area ratio for Apgujeong Zone 3 is set at 320%, increasing the number of households from the current 4,065 to 5,810. Apgujeong Zone 2 will have a floor area ratio of 300%, raising the number of households from 1,924 to 2,700.

Additionally, the city revealed plans to designate the Apgujeong area as a leading district for Mayor Oh’s flagship project, “Great Hangang,” aiming to create waterfront-specialized spaces. A pedestrian bridge will be newly constructed to allow walking from Apgujeong-dong to Seongsu-dong, and a deck park will be built over the road section connecting the apartment complex to the Hangang riverside. The project cost of 250 billion KRW will be secured through a donation and surrender method.
