Low-rise Residential Area around Chungjeongno Station to See 791 New Units through Redevelopment
On the 15th, the Seoul Metropolitan Government held the 4th Urban Planning Committee meeting and announced on the 16th that it had amended and approved the redevelopment project plan and designation of the maintenance area for the housing maintenance-type redevelopment project in the area of 398 Jungnim-dong, Jung-gu.
The area of 398 Jungnim-dong, Jung-gu, began a preliminary feasibility study in September 2019 according to the '2025 Urban and Residential Environment Maintenance Basic Plan.' Subsequently, by applying the residential maintenance index system criteria for designating maintenance areas, the designation was accelerated in December 2021 after satisfying more than two-thirds of resident consent. This area, located as a residential hinterland near Chungjeongno Station Lines 2 and 5, has long been recognized as a high and steeply declining area adjacent to the city center.
With the confirmation of the maintenance plan for the housing maintenance-type redevelopment zone in 398 Jungnim-dong, the mixed-use zoning of Type 2 General Residential Area (7 floors) and Type 3 General Residential Area has been upgraded to Type 3 General Residential Area. Additionally, by designating a special architectural zone, the plan is to create creative and excellent buildings suited to the regional characteristics.
In particular, since Son Gijeong Sports Park is located to the south of the site, a small park-type open space is planned within the zone instead of a large park. By demolishing the retaining wall along Sinchon-ro to secure pedestrian space and arranging street-facing arcade-type shops, the plan aims to restore urban functions and revitalize commercial areas.

Through this review, the plan includes a floor area ratio of up to 300%, a building coverage ratio of up to 50%, and buildings up to 25 floors high, with a total of 791 households (191 public housing units). The mandatory public contribution through donation and acquisition has been secured as public housing. The Seoul Metropolitan Government stated that with the decision on the maintenance plan for the area of 398 Jungnim-dong, it is expected to contribute to housing supply in Jungnim-dong, Jung-gu, as well as securing quality public housing to stabilize housing for socially vulnerable groups and low-income residents.
