What Exactly Is Youth Housing?
The three main types of youth rental housing are Station Area Youth Housing, Happy Housing, and Youth Purchase Rental Housing. They share the common feature of mostly being newly built complexes within 4 years of completion. Generally, residents can live with rent and deposits about 60-80% cheaper than market prices. If certain eligibility criteria are met, contracts can be renewed every two years, allowing for long-term residence.
Station Area Youth Housing / Happy Housing / Youth Purchase Rental Housing, What Are the Differences?
These housing types differ in housing type and location. First, Station Area Youth Housing consists of officetels and is limited to Seoul. In contrast, Happy Housing and Youth Purchase Rental Housing are supplied nationwide, including Seoul. However, Happy Housing consists of apartments, while Youth Purchase Rental Housing consists of villas.
They also differ in suppliers and residence periods. Station Area Youth Housing is supplied by SH or private companies. Privately supplied housing allows residence for up to 8 years, while SH-supplied housing allows up to 6 years. Especially for SH-provided housing, married youth can stay up to 10 years.
On the other hand, Happy Housing and Youth Purchase Rental Housing have no private supply and are only supplied by LH and SH. All have a maximum residence period of 6 years, but married youth can stay up to 20 years, enabling long-term residence without housing worries.
Finally, the method of selecting building and unit numbers also differs by type. For Station Area Youth Housing and Happy Housing, the building and unit numbers are predetermined for winners. Therefore, winners cannot choose their preferred building or unit. In contrast, Youth Purchase Rental Housing uses a 'sequential order' system. Winners are assigned a sequence number and select their desired building and unit according to that order.
Why Is It Easier to Win If You Don’t Own a Car or Live in Another Region?
There are precautions for each type. First, for Station Area Youth Housing, applicants who own a car are not eligible. This housing is characterized by proximity to subway stations, offering excellent transportation conditions. This is provided considering the convenience of youth who do not own cars. Therefore, unlike other rental housing types, youth who own cars cannot apply for Station Area Youth Housing at all.
However, exceptions exist. If the car is recognized as essential for 'livelihood,' those who own a car can apply. Also, cars owned for use by disabled persons with physical difficulties are recognized as exceptions.

Applicants living outside the region can receive preferential treatment in the Youth Purchase Rental Housing category. Applicants residing outside the area where the housing is located receive additional points during application. For example, applicants from provinces such as Gangwon-do, Jeolla-do, or Gyeongsang-do applying for Youth Purchase Rental Housing supplied in Seoul receive an additional 2 points. Therefore, the supply ranking may be higher than local applicants, making it worthwhile for youth who have moved to Seoul to apply.
