Suraksan Station Area to Allow Mixed-Use Development... Natural Green Zone → Semi-Residential Zone

On the 13th, Seoul City held the 10th Urban and Architectural Joint Committee and announced on the 14th that it had amended and approved the 'Surak District Center District Unit Planning Area and Plan Change Proposal.'
The target area, covering 70,000㎡, is located at 1132-9 Sanggye-dong, Nowon-gu, which is the core of the Suraksan Station station area and the northeastern gateway of Seoul when entering from Uijeongbu into the city. In the past, due to the Seoul Outer Ring Expressway construction plan, this area was excluded from the Sanggye 2 Housing Development Project District and the Surak Sanggye Planning District, remaining as a natural green area and designated as a special planning zone.
Through this review, Seoul City changed the land use of these five special planning zones, which remained as natural green areas, to quasi-residential areas, third-class general residential areas, and second-class general residential areas. This effectively upgraded the land use to expand necessary service facilities within the living area, enabling strategic development and complex development around the station area. In particular, the plan encourages large-scale population influx facilities such as sales, business, and culture, as well as first-floor street activation uses, thereby strengthening the district center functions.

Additionally, considering the importance of the location connecting Suraksan to Jungnangcheon Stream, the low-rise building line will be set back and sidewalks expanded. This secures open views and allows for visual openness. A Seoul City official stated, "This area is expected to be upgraded to a district center in the 2030 Seoul Plan and to strengthen its function as a living area center linked with the northern Gyeonggi region." He added, "The reorganization of the district unit plan will serve as an opportunity to revitalize the area by inducing complex development of underutilized land near the station area and main roads."
