Songpa Leader 'Jamsil Jugong 5 Complex', Request for Submission of Maintenance Plan Agenda
[Asia Economy Reporter Kim Min-young] The redevelopment plan for Jamsil Jugong Complex 5, considered one of the major reconstruction projects in the Gangnam area of Seoul, is expected to be reviewed as early as this month. This comes six years after the redevelopment plan for Jamsil Jugong Complex 5 was first prepared.
According to Seoul City and Songpa District Office on the 11th, Seoul recently requested the Urban Planning Committee's delegated subcommittee to submit the agenda for deciding on the redevelopment plan for Jamsil Complex 5. The delegated subcommittee is an organization authorized by the city’s Urban Planning Committee to review and decide on redevelopment plans, and it convenes when an agenda is submitted. Although the review schedule is still under discussion, it is expected to be held as early as this month.
Jamsil Complex 5, a representative major reconstruction project in Gangnam, was completed in 1978 and consists of 3,930 households. According to the redevelopment plan announced at last year’s general meeting, Jamsil Complex 5 is expected to be transformed into a large apartment complex with 6,827 households through reconstruction.
Songpa District Office also requested Seoul City to hold the delegated subcommittee in May last year but was rejected with a request to "supplement residents' opinions additionally." A Songpa District Office official said, "The redevelopment plan must pass the delegated subcommittee to officially announce the change in the redevelopment plan," adding, "To accelerate the reconstruction, passing the redevelopment plan is essential."

Industry insiders are hopeful that the redevelopment plan for Jamsil Complex 5 will pass once the agenda is submitted, as Seoul Mayor Oh Se-hoon has recently emphasized expanding housing supply through easing reconstruction regulations. Furthermore, since the Seoul City government under former Mayor Park Won-soon had previously withheld the submission of the agenda itself, accepting the request to submit the agenda is interpreted as a change in Seoul City’s stance toward Jamsil Complex 5. If the redevelopment plan passes, Jamsil Jugong Complex 5 will become the first project under the ‘Oh Se-hoon-style Reconstruction Normalization’ initiative.
