'Seongnam Bokjeong' Expected to Have the Highest Competition Rate

'Is the top priority for pre-sale subscription not the 3rd generation new towns but Seongnam Bokjeong District?'
As the pre-sale subscription for the 3rd generation new towns in the Seoul metropolitan area is set to begin on the 16th, attention is focused on where the dormant subscription accounts will flock. The first pre-sale subscription sites are Incheon Gyeyang, Namyangju Jinjeop 2, Seongnam Bokjeong 1, Uiwang Cheonggye 2, and Wirye, totaling five locations. The supply volume is about 4,400 households. Amid fierce competition among applicants trying to increase their chances of winning, the places that demand is most concentrated on are not the 3rd generation new towns but the Seongnam Bokjeong District and the 2nd generation new town, Wirye New Town.
According to the big data and artificial intelligence analysis service 'SomeTrend' on the 9th, since the pre-sale subscription sites and supply volumes were confirmed and announced at the end of April this year, the pre-sale subscription site most mentioned on domestic social network services (SNS) during May and June was 'Incheon Gyeyang.' The keyword mentions for 'Incheon Gyeyang' increased by 67%, from 407 in May to 681 in June. 'Namyangju Jinjeop' mentions rose 125%, from 95 to 214 during the same period.
However, the site with the steepest increase in mentions was 'Seongnam Bokjeong.' The keyword 'Seongnam Bokjeong,' which had only 36 mentions in May, surged by 369% to 169 mentions in June, showing a sharp upward trend. 'Uiwang Cheonggye' also increased by 166%, from 144 to 117 mentions during the same period.
In the analysis, to minimize duplicate counts, single keywords such as 'Incheon Gyeyang' were used instead of dividing into 'Incheon,' 'Gyeyang,' or 'Incheon Gyeyang District.'
This indicator, represented by search and mention volumes, is generally evaluated to align with the actual interest of applicants. In the case of Seongnam Bokjeong, which showed the largest increase in mentions, it is expected to have the highest subscription competition rate. Jeong Ji-young, CEO of iOne and a subscription expert, said, "Seongnam Bokjeong allows residents to use Line 8, which directly connects to the Gangnam area as soon as they move in," adding, "The high sale price also reflects the value of the location."
Ko Joon-seok, adjunct professor at Dongguk University Law School, also emphasized the importance of transportation infrastructure and access to Gangnam, predicting Seongnam Bokjeong as the most popular area. Professor Ko added, "The connection to the Seoul Metropolitan Express Railway (GTX) is also a key variable in guaranteeing Seoul accessibility," and said, "In the case of Uiwang Cheonggye, it is expected to be popular due to the nearby Indeokwon GTX station issue." Jeong also added, "Along with GTX expectations, Uiwang Cheonggye has high value as a station area on the Wolgot-Pangyo line."
Meanwhile, following the first pre-sale subscription this month, the government plans to release a total of 30,200 pre-sale units, including ▲ 9,100 units such as Namyangju Wangsuk 2 (1,400 units) in October ▲ 4,000 units such as Hanam Gyosan (1,100 units) in November ▲ 12,700 units such as Namyangju Wangsuk (2,300 units), Bucheon Daejang (1,900 units), and Goyang Changneung (1,700 units) in December. Most of these are composed of 51-74㎡ (exclusive area), suitable for 3-4 person households.
However, the concentration of pre-sale units in specific groups remains controversial. This is because 62% (18,860 units) of the total supply is allocated to newlyweds, including the 'Newlywed Hope Town' which prioritizes newlyweds and special supply. The pre-sale subscription is conducted through the 'LH Subscription Center' operated by the Korea Land and Housing Corporation (LH), not the subscription home operated by the Korea Real Estate Board.
