Flood of Local Housing Sales... 31,400 Units Supplied in May and June Spur Market Breeze
With about 11,000 households scheduled for sale in the provinces this June, attention is focused on whether the provincial housing market will continue its upward trend.
According to Real Today, a real estate research firm, the number of housing units for sale in the provinces next month is estimated at 11,176. Some complexes originally planned for May have been postponed to June, so the actual number of units for sale is expected to be slightly higher.
When combining the peak sales months of May and June, the total supply in the provinces is significantly higher than last year. In 42 locations across the provinces (excluding metropolitan cities), including rental units, a total of 31,408 households are planned for supply, with 29,021 units available for general sale after excluding cooperative member supply.
By region (based on total households), the breakdown is as follows: △ Chungnam 10,150 units △ Chungbuk 7,155 units △ Gangwon 1,677 units △ Gyeongbuk 3,222 units △ Gyeongnam 3,417 units △ Jeonnam 2,658 units △ Jeonbuk 3,129 units.
The planned supply for May and June this year is about three times higher than the 10,418 units supplied during the same period last year. This increase is attributed to units that were delayed from last year being released during the peak sales season of May and June in the first half of the year.
Notably, units from construction companies ranked within the top 10 in contract volume account for 9,316 units, about 30% of the total supply. Large construction companies have led the provincial housing market this year by achieving excellent subscription results.
Samsung C&T's 'Asan Tangjeong Samsung Trapalace' in Asan, Chungnam recorded an average competition rate of 386.49 to 1; POSCO E&C's 'The Sharp Diocean City Phase 2' in Gunsan, Jeonbuk had an average of 58.77 to 1; and GS E&C's 'Gyeryong Xi' in Gyeryong, Chungnam posted an average of 27.68 to 1. These figures are unprecedented in the provinces.
An industry insider explained, "In the first half of this year, supply and demand are concentrated in the provinces where backlog units from last year have accumulated, making subscription competition fiercer. Especially for brand apartments constructed by large companies in the provinces, unique floor plans, specialized designs, and community facilities that are rare in the region are often applied, giving them symbolic value and high resident satisfaction after move-in."
HDC Hyundai Development Company will accept first-priority subscription applications on June 1 for 'Gunsan Hosu Park I-Park,' located at San 66, Jigok-dong, Gunsan, Jeonbuk. The complex consists of 10 buildings ranging from three basement floors to 29 above-ground floors, with units sized between 84 and 238 square meters, totaling 665 households. It is adjacent to Eunpa Lake Park, and some units offer views of the lake park. Jigok Elementary School is within walking distance, and convenient access to Gunsan Medical Center, Lotte Mart, CGV, Gunsan Arts Center, and other commercial and lifestyle facilities in the transportation district is available.
Hanwha Construction plans to sell 'Hanwha Forena Cheonan Sinbu,' located at 146 Sinbu-dong, Dongnam-gu, Cheonan, Chungnam, in May. The complex consists of six buildings from two basement floors to 29 above-ground floors, with units ranging from 76 to 159 square meters, totaling 602 households. About 80% of the units are medium to large-sized, which are rare in the region. The complex is situated in the core location of Sindujeong, a brand residential town under development with about 10,000 households, and offers a double living zone with access to convenience facilities in both Dujong-dong and Sinbu-dong.

Daewoo E&C will offer 'Chimsan Prugio Eduforet' in May, located at 228 Nowon-dong 1-ga, Buk-gu, Daegu. The complex consists of 568 units, including 499 apartments sized 78 to 84 square meters and 69 officetel units sized 84 square meters, ranging from two basement floors to 27 above-ground floors. It is within walking distance of Wondae Station and Buk-gu Office Station on Daegu Subway Line 3.
