The Unique Location by the Hangang River... Deployment of Public Architects and Promotion of Special Architectural Zones
[Asia Economy Reporter Onyu Lim] The reconstruction project of Sanho Apartment in Yongsan-gu, Seoul has passed the Seoul City Architectural Committee.
Seoul City announced on the 16th that the architectural plan for the special architectural zone of the Sanho Apartment reconstruction project at 118-16 Wonhyo-ro 4-ga, Yongsan-gu, was approved at the Architectural Committee held on the 15th.
Through reconstruction, this apartment will be transformed into a complex with 647 residential units (73 rental units, 574 sale units) in a building with 3 basement floors and 35 above-ground floors, along with ancillary welfare facilities (2,273.22㎡).
Located on the northwest side of Wonhyo Bridge along the Han River, it is adjacent to Gangbyeonbuk-ro and is praised for its excellent accessibility to the Han River.
Within a 2 km radius, convenient transportation facilities such as Yongsan Station, Mapo Station, and Gongdeok Station are concentrated, offering views of the Han River and Namsan. It is also close to the Yongsan International Business District.
Considering the site's unique location, Seoul City will deploy public architects to establish a harmonious and creative architectural plan. The project site will be promoted as a special architectural zone.
Through the special architectural zone, unlike the previously uniform Han River residential designs, a wide visual corridor will be secured to harmonize with the urban edge and enable creative architecture.
Additionally, considering the Han River historical and cultural specialized scenic district, low-rise buildings (6 floors) and rooftop gardens will be placed on the front side. Photovoltaic panels (BIPV) will be applied to enhance facade specialization and eco-friendliness, while open balconies will be installed to prepare for the post-COVID era, according to the city.
To allow residents outside the complex to also enjoy pleasant views of the Han River, a public community facility (Sky Book Cafe) will be installed on the top floor to facilitate communication and sharing with local residents.

Kim Seong-bo, head of the Seoul City Housing and Architecture Headquarters, emphasized, "Going forward, the Han River area will continue to encourage harmonious and creative architecture through the designation of special architectural zones," adding, "At the same time, we will stabilize the housing market quickly through speedy housing supply."
