Songpa-gu Ogeum Anam A Nationwide First Remodeling Project with Increasing Number of Households Begins Construction
The First Nationwide Construction Case of 'Unit Increase Remodeling Project' Since the 2012 Housing Act Amendment
[Asia Economy Reporter Jongil Park] Songpa-gu (Mayor Park Seong-su) announced on the 12th that it has accepted the construction commencement report for the remodeling project of Anam Apartment located in Ogeum-dong, the first of its kind nationwide for a remodeling project that increases the number of households, and issued the construction commencement certificate.
This is the first nationwide case of construction commencement for a remodeling project that increases the number of households since the revision of the Housing Act in 2012.
Anam Apartment, located in the Seongnaecheon section of Songpa Dullegil in Songpa-gu, is a small complex consisting of two buildings with 299 households, completed in 1992.
Although a union was established in January 2008 for remodeling the apartment complex, at that time remodeling was only possible for the existing number of households, causing controversy over the project's feasibility and resulting in long delays in project promotion.
After the revision of the Housing Act in 2012 allowed remodeling projects that increase the number of households, and an additional revision in 2014 permitted an increase of up to 15% more households than before, the remodeling of Anam Apartment could only be actively pursued after 2015.
Through horizontal extension remodeling, Anam Apartment will change from its existing structure of 1 basement floor to 15 above-ground floors with 299 households to 3 basement floors to 16 above-ground floors with 328 households. The increased 29 households are scheduled to be sold to the general public in the first half of this year.
After 32 months of construction, the move-in is expected in December 2023, and the construction company is Ssangyong Construction.
Mayor Park Seong-su emphasized, “Despite COVID-19, residents showed great interest, and various administrative supports were provided, including actively recommending to the Ministry of Land, Infrastructure and Transport to allow non-face-to-face electronic voting general meetings for the remodeling project.” He added, “As many complexes in Songpa-gu are promoting projects, we will focus our capabilities on listening to residents’ opinions, creating a model case for remodeling projects, and leading to substantial improvements in residential environments.”
Meanwhile, Songpa-gu currently has six complexes that have established remodeling unions and are actively promoting projects, and several other complexes are preparing to promote projects.
Songpa Seongji Apartment, which obtained the first nationwide approval for a vertical extension remodeling project plan, is currently undergoing resident relocation, and Garak Ssangyong 1st Apartment, which established the largest remodeling union nationwide for a single complex, is simultaneously promoting safety inspections and selecting a constructor.

Also, Munjeong Siyeong Apartment and Munjeong Geonyeong Apartment, selected as Seoul-type remodeling pilot complexes, are rapidly progressing with active administrative support.
