Gangseo-gu Banghwa 5 District Passes Building Review... Supply of Large Complex with 1,600 Households
[Asia Economy Reporter Onyu Lim] The Banghwa 5 District in Gangseo-gu, Seoul has passed the architectural review for designation as a Special Architectural Zone.
On the 22nd, Seoul City held an architectural committee meeting and announced on the 23rd that the architectural plan for the Banghwa 5 Redevelopment Promotion Zone Housing Reconstruction Project in Gonghang-dong 18 area, Gangseo-gu, was approved with conditions.
With this decision, the Banghwa 5 District is set to have a large apartment complex with 1,657 households. Among them, 61 units will be rental housing. The scheduled start date is October 2022, and the expected completion date is October 2025.
The Banghwa 5 District was designated as a Special Architectural Zone to secure public interest. In line with the purpose of the Special Architectural Zone, the plan breaks away from uniform layouts and building forms, establishing a specialized plan for main buildings that conform to the street. Each unit secures a protruding open balcony space, diversifying the facade and preparing an architectural plan that can respond to the post-COVID-19 era.
Additionally, a community space was arranged to enable various activities and communication among local residents, promoting the revitalization of the local community and enhancing community awareness. A social mix of small rental housing was proposed to create a communal housing plan without discrimination between rental and sale housing residents.

Kim Seong-bo, Head of the Housing Architecture Division, said, “This project maintains the urban context and, through the Special Architectural Zone system, attempts a harmonious and creative apartment plan that breaks away from the conventional uniform apartment layouts and facade plans. We expect that introducing communal housing plans that create creative urban landscapes will have a significant effect on the future landscape development of Seoul.”
