In Aging Residential Areas, Eye-Catching 'New Apartments' Draw Real Buyers' Interest
New apartment sales with high scarcity are continuously emerging in areas densely populated with old houses. As these locations are prime spots in the city center, it is expected that end-of-year genuine buyers will focus their attention here.
According to Real Estate 114 on the 24th, there are currently a total of 8,239,646 apartments nationwide that are over 10 years old. This accounts for 73.11% of the total 11,269,849 apartments. Among the various cities and provinces nationwide, the areas with a high ratio of apartments over 10 years old include ▲Daejeon Metropolitan City 81.67%, ▲Seoul 81.3%, ▲Gwangju 78.62%, and ▲Daegu 77.21%.
In regions with a high ratio of old apartments, competition for new apartment subscriptions is fierce. In Seocho-dong, Seocho-gu, Seoul, where the ratio of apartments over 10 years old is 82.26%, the 'Seocho Xi Lerne' launched last month recorded a high subscription competition rate of 300 to 1. This complex attracted 10,507 applicants for 35 units excluding special supply.
In Paldal-gu, Suwon-si, Gyeonggi-do, where the ratio of apartments over 10 years old is 96.91%, the highest subscription competition rate in history was recorded. The 'Maegyo Station Prugio SK View,' which was launched in February, attracted 156,505 applicants for 1,074 units excluding special supply, closing at a ratio of 145.72 to 1 in the first priority.
Ssangyong Construction is selling 'Ssangyong The Platinum Premier' in Seungdu-ri 73, Gongdo-eup, Anseong-si, Gyeonggi-do. The complex will consist of 14 buildings, ranging from 2 basement floors to a maximum of 35 floors above ground, with units sized between 59 and 141 square meters, totaling 1,696 households. Gongdo-eup, Anseong-si, where the complex is located, has a ratio of over 10-year-old houses reaching 84.21%.
It is conveniently located near Starfield Anseong, and close to SRT Jije Station and Pyeongtaek Godeok Samsung Semiconductor Factory. A Ssangyong Construction official explained, "It will be developed as the largest and most prominent landmark apartment in Anseong-si, and will be supplied at a reasonable price compared to nearby complexes through the Housing and Urban Guarantee Corporation's price review."
Lotte Construction is selling 'Osan Lotte Castle Sky Park' this month in 712-1, Wondong, Osan-si, Gyeonggi-do. The complex will consist of 18 buildings from 3 basement floors to 23 floors above ground, totaling 2,339 households. Wondong, Osan-si, has a ratio of over 10-year-old houses of 91.81%. Wondang Elementary School is located right in front of the complex, allowing for walking access, and Seongho Middle School, Unam Middle School, Uncheon High School, Seongho High School, and Unam High School are also nearby.

Doosan Construction is selling 'Doosan We’ve The Zenith Central Saha' this month in 740, Jangnim 1-dong, Saha-gu, Busan. The complex will consist of 13 buildings from 2 basement floors to 35 floors above ground, totaling 1,643 households.
