On-Site, Resident-Focused Consulting by Professional Home Repair Experts 'Home Repair Specialists'
[Asia Economy Reporter Yuri Kim] Seoul City announced on the 31st that it will dispatch house repair specialists to 8 'urban regeneration leading and pilot areas' whose Majungmul projects are set to end by the end of this year.
The 3 leading sites are Changsin·Sungin, Haebangchon, Garibong, and the 5 pilot sites are Seongsu, Sinchon, Jangwi, Amsa, and Sangdo. The city stated that this decision was made to successfully complete the urban regeneration projects and to continuously assist residents with house repairs.
The city explained, "Although the Majungmul project is coming to an end, there are still aging individual households remaining, so support is provided to realize the physical regeneration of low-rise residential areas." House repair specialists, who are residential regeneration experts, will provide free on-site, close-contact consulting so that residents wishing to repair their homes can participate through programs such as the 'Seoul City Gakkum Housing Project.'
House repair specialists are experts qualified as architects, structural engineers, etc., and are professionals currently working in architecture-related fields. They visit residents in low-rise residential areas within urban regeneration activation zones to provide customized consultations on housing diagnosis, major repairs, renovations, new construction, and small-scale maintenance projects. The house repair specialist system was introduced and has been operated by Seoul City since April last year. Specialists are commissioned by Seoul City based on recommendations from autonomous districts and associations.
Seoul City explained that in areas where house repair specialists were actually dispatched, there has been a significant increase in applications for the 'Gakkum Housing Repair Subsidy and Loan' project, demonstrating tangible residential regeneration effects. Over six months, house repair specialists were dispatched to six urban regeneration activation zones including Suyeong 1-dong in Gangbuk-gu, Bulgwang 2-dong in Eunpyeong-gu, Nangok and Nanhyang-dong in Gwanak-gu, Muk 2-dong in Jungnang-gu, and Cheonyeon and Chunghyeon-dong in Seodaemun-gu, providing more than 400 consultations. Approximately 30% of all applications for the Seoul City Gakkum Housing Repair Subsidy and Loan project last year came from these six areas where specialists were dispatched.
The city plans to newly establish regional house repair specialist call centers to provide non-face-to-face administrative services and will simultaneously promote house repair specialists and the Gakkum Housing Project using online video sharing platforms. For the time being, residents in the relevant areas who have inquiries related to urban regeneration projects such as house repair consultations can call the regional house repair specialist call centers to receive non-face-to-face consultations.
Seoul City plans to additionally dispatch house repair specialists to urban regeneration activation areas where anchor facilities and base spaces are established in the future. New regeneration areas will be required to operate house repair specialists for a certain period, and this will be additionally reflected in the Seoul City Urban Regeneration Guidelines.
