Total Power Capacity of 9.8MW... Liquid Cooling System
Follow-up Projects Planned in Guwol-dong, Incheon
"Asset Value Expected to Reach 1 Trillion Won Within 3 Years"

The AI data center project being promoted by Dongyang, an affiliate of Eugene Group, has entered the full-scale implementation phase. Dongyang plans to sequentially carry out follow-up projects, aiming to scale up the asset value of its data centers under construction to around 1 trillion won within three years.

On May 21, Dongyang announced that it had completed the project financing (PF) procedures for the "Bucheon Samjeong AI Hub Center" development project, which is being promoted in Samjeong-dong, Ojeong-gu, Bucheon-si, Gyeonggi-do, and began construction on May 19. In this project, Dongyang is the main operator, with LG CNS and DC Platform as its partners. DL Construction is in charge of construction.

To strengthen its DBO (Design, Build, Operate) capabilities, which are central to the AI data center business, Dongyang plans to secure its own specialized personnel and manage all processes comprehensively, from development planning to construction management and operational stabilization. In particular, the company has enhanced every stage of data center development—including site identification, business feasibility review, permits and approvals, design and construction management, and tenant acquisition—through strategic collaboration with DC Platform.

Since 2022, before the spread of ChatGPT, Dongyang has focused on the potential for expanded demand for AI and data infrastructure, reviewing ways to utilize the group's assets and assess locational competitiveness. Subsequently, the company developed its strategy for a series of data centers, focusing on the Seoul metropolitan area and considering factors such as power supply conditions, network capabilities, site competitiveness, and local acceptance.

The Bucheon Samjeong AI Hub Center will be built as an AI-specialized data center with a total power capacity of 9.8MW and an IT load of 7MW. To meet the growing demand for high-performance computing due to the spread of generative AI and cloud services, the center will feature a high-density server environment and stable power and cooling infrastructure. Next-generation cooling technology, such as a liquid cooling system, will also be applied.

Dongyang aims to begin full-scale service after 2028, following construction, equipment installation, and commissioning this year. The company also plans to strengthen its ESG capabilities through the installation of high-efficiency cooling facilities and improvements in power efficiency. In addition, Dongyang will establish physical security, access control, and a 24-hour operational monitoring system to create a globally competitive operating environment.

Starting with this project, Dongyang plans to sequentially implement follow-up projects, including the AI Hub Center in Guwol-dong, Namdong-gu, Incheon. The company expects that if the additional data center projects scheduled to begin construction this year proceed as planned, the post-completion asset value of the AI data centers to be completed within the next three years will reach approximately 1 trillion won.

After operational stabilization, Dongyang is also considering various asset monetization strategies, such as REITs, infrastructure funds, and securitization targeting institutional investors. The company believes that, as data centers are recognized as assets that can simultaneously secure stable long-term rental income and infrastructure asset value, domestic and overseas investment demand is expanding.

A Dongyang representative stated, "With the growth of the AI industry and the acceleration of AX, the importance of data centers as long-term digital infrastructure assets is increasing. We will continue to build an AI infrastructure platform that customers repeatedly choose, based on operational capabilities that meet global standards for eco-friendliness, stability, and security."
