Discretionary Supply Applications Accepted via Cheongyak Home on April 29 Only
"Ian Central Jegidong Station," located in Jegidong, Dongdaemun-gu, Seoul, will begin accepting applications for discretionary supply through Cheongyak Home on April 29.
This complex is being developed as part of an urban block housing reconstruction project and will consist of 76 units in total, with two basement floors and 19 floors above ground. Move-in is scheduled for November 2027. The discretionary supply consists of 19 units in total, including 17 units of 59㎡ exclusive area (types A, B, and C) and 2 units of 74㎡ exclusive area.
The complex boasts a prime location, situated approximately 270 meters from Jegidong Station on Seoul Subway Line 1, offering excellent transit accessibility. This allows for convenient access to major business districts in central Seoul, such as Gwanghwamun, City Hall, and Jongno. Jegidong Station is also planned to become a transfer station for the upcoming Dongbuk Line, and the area is expected to benefit from major transportation developments, including the establishment of the GTX-B and GTX-C lines at nearby Cheongnyangni Station.
The area is also well-equipped with living infrastructure. Lotte Department Store Cheongnyangni Branch, Lotte Mart, and Emart Cheonggyecheon Branch are all within a 10-minute drive, and traditional markets such as Seoul Yangnyeongsi Market, Gyeongdong Market, and Cheongnyangni General Market are also nearby. There is convenient access to medical facilities, including Korea University Anam Hospital, Seoul Seongsim Hospital, and Seoul Metropolitan Dongbu Hospital.
In terms of residential amenities, residents can walk from the Jeongneungcheon Trail to Cheonggyecheon, and within a 1km radius there are Cheonggyecheon Budul Wetland, Yongdu Park, Seonnongdan Historical Park, and Jeongneungcheon Park.
Numerous redevelopment and reconstruction projects are underway in the Cheongnyangni and Jegidong areas. Within a 1km radius, housing redevelopment projects totaling around 14,000 units are planned, and, together with the Jeonnong-Dapsimni Urban Renewal Promotion District, further changes in the residential environment are expected.
This discretionary supply offering targets 19 out of the 76 total units, including 17 units of 59㎡ exclusive area (types A, B, and C) and 2 units of 74㎡ exclusive area. With less than 30 units available for general sale, the offering is exempt from related regulations, meaning there are no restrictions on resale.
With its location adjacent to central Seoul's business districts and relaxed regulatory hurdles such as the absence of resale restrictions, strong interest is expected from genuine homebuyers hoping to purchase a home in the area.
