Kumho Engineering & Construction Launches 'Godeok New City Athera' in April... Opening the Godeok Pre-sale Market
Godeok International New City’s First Pre-sale of the Year
Combining Pleasant Residential Environment and Diverse Mixed-use Facilities
Public Housing with Private Sector Participation and Price Ceiling
Securing Both Competitive Pricing and Product Quality
The residential pre-sale market in Godeok International New City is expected to regain momentum starting with 'Godeok New City Athera,' the first supply of the year by Kumho Engineering & Construction in April 2026. With much of the existing residential infrastructure already established, new pre-sale projects are drawing attention from potential buyers seeking to gauge market trends.
This supply is particularly significant as it marks the first pre-sale project in Godeok International New City in 2026. As the 'first pre-sale of the year' being launched with an established market price and residential foundation, it is expected to serve as a benchmark for future pre-sale prices and the overall subscription atmosphere.
Recently, the pre-sale market has been experiencing increased pricing pressures due to rising construction costs and an upward trend in pre-sale prices. In this context, demand is focusing on projects where price standards are clearly defined, such as those subject to price caps. In particular, in new cities, the price gap with existing market prices is becoming more pronounced, leading to subscription trends centered on actual user demand.
Amid these conditions, 'Godeok New City Athera,' set for pre-sale, is a public housing project with private sector participation being supplied in Godeok International New City. It is characterized by strong price competitiveness, as it is subject to a pre-sale price ceiling.
The complex will be built on block A-63BL of the Pyeongtaek Godeok Internationalization Planning District, consisting of six buildings with one basement floor and 27 above-ground floors, totaling 630 units. By exclusive area, the complex offers 180 units of 74㎡A, 134 units of 74㎡B, 156 units of 84㎡A, 157 units of 84㎡B, and 3 units of 84㎡C—primarily mid- and small-sized layouts favored by end users.
In addition, convenient access within the area will be provided via Godeok Jungang 1-ro, which is scheduled to connect to existing roads, and wide-area transportation is available through Pyeongtaek Godeok IC and Eoyeon IC. Residents will have easy access to Seojeong-ri Station on Subway Line 1, and a BRT (Bus Rapid Transit) stop circulating Godeok International New City is planned within walking distance.
Kindergartens and elementary and middle schools are planned to be newly established within walking distance of the complex, with Godeok 14 Elementary School and Godeok 6 Middle School scheduled to open in March 2029. In addition, the international school Annie Wright Schools, which signed an agreement with Pyeongtaek City for campus establishment, is aiming to open its campus in 2030, further raising expectations for expanded educational infrastructure.
To the south of the complex, a mixed-use development including cultural, business, medical, and commercial facilities is planned, and the new Pyeongtaek City Hall is scheduled to open in 2028. Cultural infrastructure such as Pyeongtaek Art Center, the planned Pyeongtaek Library, and the planned Pyeongtaek Museum are also set to be developed. In addition, large retail facilities such as Homeplus Songtan, Costco Pyeongtaek, and E-Mart Pyeongtaek, as well as multiplex cinemas like Lotte Cinema Songtan and CGV Pyeongtaek Godeok, are easily accessible.
The area also offers excellent conditions for proximity to workplaces. Godeok International New City is adjacent to several industrial complexes, including Samsung Electronics Pyeongtaek Campus, KG Mobility, Songtan General Industrial Complex, Eoyeon Hansan General Industrial Complex, and Pyeongtaek Dream Tech General Industrial Complex. In addition, the planned Godeok R&D Techno Valley near the Samsung Electronics campus is expected to further expand the pool of potential residents.
