BS Hanyang to Launch Sales of Sujain Punggyeongchae Complex 1 and 2 in Godeok International New City Next Month [Real Estate AtoZ]

BS Hanyang and Jeil Construction announced on March 16 that they plan to begin sales next month for "Sujain Punggyeongchae Complex 1 and 2 in Godeok International New City," a project being developed as part of the P2 package in the Godeok Internationalization Planning District (Godeok International New City) in Pyeongtaek City, Gyeonggi Province.
Sujain Punggyeongchae Complex 1 and 2 in Godeok International New City consists of two residential complexes located in Abc-14 and Abc-61 blocks, with a total of 1,126 units. Complex 1 (Abc-14) will comprise 670 units in total, ranging from two basement floors to 25 above-ground floors, including 425 units of 84 square meters and 245 units of 101 square meters. Complex 2 (Abc-61) will offer 456 units in total, ranging from two basement floors to 23 above-ground floors, including 289 units of 84 square meters and 167 units of 101 square meters.

View original imageThis development is located in a prime area within Godeok International New City, allowing residents to immediately access the phase one regional infrastructure from the start of occupancy. Residents will have access to Seojeong-ri Station, where the express service of the Seoul Metropolitan Subway Line 1 stops, and a BRT (Bus Rapid Transit) line circulating within Godeok International New City is planned to be established in front of the complex. Using the BRT, access to major destinations such as Samsung Electronics' Pyeongtaek Campus and the planned international school "Annie Wright School" is expected to improve significantly. The proximity to Pyeongtaek-Godeok IC also ensures convenient access to the Pyeongtaek-Jecheon Expressway and other major roads in the Seoul metropolitan area.
Nearby, Minse Elementary School, Minse Middle School, and Songtan High School are located within the same living area, enabling a complete 12-year education (elementary, middle, and high school). The cram school area around Seojeong-ri Station is also close, and sites for a kindergarten (planned) and an elementary school (planned) are within walking distance. Additionally, the complex is adjacent to Ahopgeori Neighborhood Park and Daengdang Park, with Hambaksan Central Park also nearby. The nearby retention basin is also planned to be developed into a waterfront park.
Various positive factors are also present. Godeok International New City is a self-sustaining planned city that includes Samsung Electronics' Pyeongtaek Campus. With the semiconductor market entering a supercycle, investments in the region are gaining momentum, such as the resumption of construction on Pyeongtaek Plant 5 (P5). Furthermore, Pyeongtaek City signed a Memorandum of Agreement (MOA) with the American traditional private school Annie Wright School this past January to establish an international school within Godeok International New City, with the goal of opening the Pyeongtaek campus by 2030. The establishment of the campus is now being actively pursued.
Sujain Punggyeongchae Complex 1 and 2 in Godeok International New City will be subject to price ceiling regulations, making it likely that the sales price will be set at a reasonable level. As Godeok International New City is a non-regulated area, even those who already own a home are eligible for first-priority subscription. Both heads of households and household members can apply. Not only residents of Pyeongtaek City but also adults (aged 19 or older) living anywhere in South Korea are eligible to apply. A sales representative commented, "Sujain Punggyeongchae Complex 1 and 2 are situated in the prime area of Godeok International New City, and with significant positive factors such as the expansion of Samsung Electronics and the establishment of an international school becoming reality, combined with the application of the price ceiling system, customer interest has been strong even before sales begin."
The model home is scheduled to open next month near the Godeok 119 Safety Center in Godeok-dong, Pyeongtaek City.
The P-2 package-type development project in Pyeongtaek-Godeok is a large-scale project that will provide a total of 2,432 residential units across four blocks (Abc-61, Abc-14, Abc-25, and A-67) within the Godeok Internationalization Planning District. Three companies—BS Hanyang (51%), Jeil Construction (34%), and Daebo Construction (15%)—have formed a consortium to jointly execute and construct the project. Following the sales of Abc-14 and Abc-61 blocks, the remaining blocks will also be supplied sequentially.
