On March 5, the Seoul Metropolitan Government announced that it had convened the 2nd Subcommittee of the Urban Planning Committee and approved, with amendments, the proposed changes to the district unit plan and maintenance plan for the Section 3, District 3 Urban Maintenance-Type Redevelopment Project in the Sinchon area of Mapo District 3.
The project site, located at 31-77 Nogosan-dong, Mapo-gu, is a station area adjacent to Baekbeom-ro near Sinchon Station. Although the area offers excellent accessibility to the downtown business district, it has faced challenges in selecting a construction contractor due to insufficient business feasibility.
Under the amended plan, the density has been set at a floor area ratio (FAR) of 993% and a maximum height of 155 meters, enabled through public contributions. The development will comprise a 7-story underground and 42-story aboveground residential complex with 298 units, as well as office facilities, neighborhood living facilities, and public facilities.
To enhance business feasibility, the project will shift from mainly supplying small units with an exclusive area of 48 square meters to introducing medium-sized units (with exclusive areas of 59 square meters and 85 square meters or more) suitable for households of two to four people. In addition, the rear roads (Baekbeom-ro 1-gil) on the north and east sides of the site will each be widened by 2 meters, and overhead utilities such as utility poles will be relocated underground. A Youth Start-up Information and Education Center and a Foreign Resident Center will be established on the second floor above ground. The plan also includes the improvement of aging water and sewage pipelines both inside and outside the project site.

An Daehee, Director of Urban Space Headquarters, stated, "This maintenance plan represents the first case that reflects changes to the basic plans for Districts 1 to 4 in the Sinchon area. We expect that the redevelopment projects around Sinchon Station will now progress more actively, revitalizing the local area."
