The development direction of the Gimpo Hangang Cinepolis project is showing signs of change as a modification of the industrial complex plan is being pursued. At the core of the change is a proposal to convert the hotel site within the project area into a park and residential facilities. As a result, observers say that the overall residential environment of the complex is expected to improve, while the potential benefits for the nearby residential complex Opus Hangang Switzen are also increasing.
The key issue in this plan change is the change of use for the hotel site, which has an area of about 49,600 square meters (approximately 15,000 pyeong) and an estimated value of around 170 billion won. This site was originally designated as hotel land within the Hangang Cinepolis development project, which has a total project cost of about 1.2 trillion won. However, Gimpo Urban Corporation is pursuing a plan to convert it into a park and donate it to Gimpo City. Instead, the project structure will be readjusted to increase the share of residential land and expand the supply of residential facilities such as apartments and officetels.
As the development axis shifts from hotel-centered commercial and lodging functions to reinforced park and residential functions, Hangang Cinepolis is set to transform from a complex focused on industrial facilities into a mixed-use development that combines residential, work, and public functions. With the creation of a large-scale park increasing the green ratio, and additional public facilities to be provided through donation in lieu of development charges, the area is expected to form a more residential-friendly environment.
This change is expected to strengthen the locational competitiveness of Opus Hangang Switzen, which has been built on the joint housing site within Hangang Cinepolis. Opus Hangang Switzen is a large apartment complex with a total of 1,029 households and is regarded as a representative residential facility within the industrial complex. If a park is created instead of the hotel site, the surrounding environment of the complex will improve, and expectations for the expansion of commercial and daily-life infrastructure in line with the increase in residential facilities may also grow.
In addition, the expansion of the residential component is expected to create a structure that can simultaneously absorb both housing demand from employees working in the industrial complex and end-user residential demand. This is evaluated as a factor that will enhance overall living stability and the long-term demand base of the complex. Analysts also say that a development model in which industrial and work functions are balanced with residential functions is positive in terms of long-term urban competitiveness.
A real estate industry official said, "Converting the hotel site into a park and increasing the residential land fundamentally changes the development character of Hangang Cinepolis," adding, "Opus Hangang Switzen, which has already been built, can expect direct benefits in terms of improved residential environment and increased housing demand."
Against this backdrop, Opus Hangang Switzen, supplied by KCC Engineering & Construction within the Hangang Cinepolis industrial complex area in Hyangsan-ri, Gochon-eup, Gimpo City, is drawing attention. The complex is currently being sold on a first-come, first-served basis for remaining units. It consists of 9 buildings with 2 basement floors and up to 25 above-ground floors, offering a total of 1,029 households with exclusive areas ranging from 84 to 99 square meters, and some units offer views of the Han River.
With the price ceiling system applied, the complex has price competitiveness compared to nearby market prices, and the first down payment is set at a flat 10 million won, reducing the initial financial burden. The balcony extension cost is set in the 5 million to 6 million won range. Although the resale restriction period is three years, the restriction will be lifted before the move-in date, making it possible to sell the units before occupancy.
The educational environment is also cited as a strength. A public daycare center is planned within the complex, and a kindergarten as well as new elementary and middle schools are scheduled to be built in front of the complex. In particular, Gochon-eup is designated as an area eligible for the special rural admission track for university entrance, allowing residents to enjoy both proximity to Seoul and admissions benefits, which is said to continuously attract interest from parents.
The living infrastructure is also relatively well established. Within a 10-minute drive are E-Mart Traders, Homeplus, Lotte Mart, and Gimpo Hyundai Premium Outlet, and the complex also has good access to Gimpo City Hall, Gimpo Woori Hospital, and the commercial district of Hangang New Town. In addition, green and natural resources such as Geolpo Central Park, sports and neighborhood parks, and Gimpo Jangneung are located nearby.
The industry also suggests that once the Hangang Cinepolis plan change is fully implemented, perceptions of residential facilities within the industrial complex itself may change. If a development structure centered on parks and residential use takes root, it could lead to a re-evaluation of the value of existing residential complexes.
