The value of "view rights" is steadily rising in the real estate market. In the past, factors such as proximity to subway stations and prestigious school districts were the absolute determinants of housing prices. However, with the growing emphasis on quality of life and the spread of new residential trends, an "open view" is emerging as a key standard for determining wealth.
According to the Ministry of Land, Infrastructure and Transport's public real transaction price system, the most expensive apartment complex in Seoul this year, based on the standard unit size, is "Raemian One Bailey" in Banpo-dong, Seocho-gu. The 84-square-meter unit was traded at 7.2 billion won (in June). Its main strength is its view of the Han River.
In Gyeonggi Province, the most expensive complex is "Gwacheon Prugio Summit" in Jungang-dong, Gwacheon, which offers views of Gwanaksan Mountain and was sold for 2.8 billion won. In Incheon, the highest-priced complex is "Songdo The Sharp Park Avenue" in Songdo-dong, Yeonsu-gu, which offers both sea and city views and was sold for 1.55 billion won.
The trend is the same in regional areas. In Busan, "Namcheon Xi" in Namcheon-dong, Suyeong-gu, which offers views of Gwangan Bridge, changed hands for 1.68 billion won last month, making it the highest-priced complex in the city this year based on the standard unit size. In Gangwon Province, the top-priced complex is "Chuncheon Central Tower Prugio" in Onui-dong, Chuncheon, which boasts excellent views of Gongjicheon Stream, Samaksan Mountain, and the city, and was sold for 835 million won.
A real estate expert explained, "Locations with secured view rights are physically limited, making them extremely scarce and valuable. Especially as the perception that 'the view equals asset value' becomes more entrenched, complexes with outstanding views often see their prices rise steadily regardless of market conditions."
In fact, complexes with differentiated views-such as rivers, mountains, or vibrant city nightscapes-are setting record-high prices across the country, even amid recent uncertainties in the real estate market, proving the so-called "invincible view rights" principle.
According to the Ministry of Land, Infrastructure and Transport's real transaction data, the 84-square-meter B-type unit at "Manchon Station Taewang Dianus" in Manchon-dong, Suseong-gu, Daegu, was sold last month for a record-high 1.295 billion won. This is a 295 million won (29.5%) increase from the previous record of 1 billion won. The complex offers views of Yeonhosan Mountain, Hyeongjebong Peak, and the city.
Additionally, the 84-square-meter D-type unit at "Gwanggyo Eduforet" in Yeongtong-gu, Suwon, Gyeonggi Province, also set a new record last month. It was sold for 1.465 billion won, up 63 million won from the previous high. The complex is noted for its views of Woncheon Lake and Gwanggyo Lake Park.
As a result, among new developments targeting potential buyers, those with various view conditions are attracting significant attention.
Daewoo Engineering & Construction plans to launch sales of "Dongnae Prugio Eduforet" in Anrak-dong, Dongnae-gu, Busan, in December. "Dongnae Prugio Eduforet" will be supplied through the Anrak 1 District housing reconstruction and maintenance project. The complex will consist of 12 buildings with up to 38 floors above ground and three basement levels, totaling 1,481 units. Of these, 474 units (exclusive areas of 74 to 84 square meters) will be offered for general sale, excluding those reserved for association members. By unit size, there will be 20 units of 74 square meters, 15 units of 76 square meters, and 439 units of 84 square meters A-type.
"Dongnae Prugio Eduforet" is a complex where some units offer views of the Suyeong River and Okbongsan Mountain, allowing residents to enjoy natural surroundings such as the Oncheoncheon walking trail nearby. Additionally, approximately 37% of the total site area is allocated to landscaping, creating a residential environment that harmonizes city living with nature. The complex will feature a three-dimensional community lounge at its center, a rooftop garden called "Aqua Garden," a healing forest, themed playgrounds, and various landscaped rest areas so that residents of all ages can enjoy relaxation in their daily lives.
Shinil Co., Ltd. will also launch "Yeongjong International City Shinil Viaf Crest," the first application of its new premium brand "Viaf," in December at A19 and A20 blocks in Yeongjong Sky City, Incheon. The development will consist of 11 buildings with up to 21 floors above ground and two basement levels, totaling 960 units in 84- and 114-square-meter types. Depending on the unit, residents can enjoy views of Incheon Bridge, the West Sea, and Seaside Park.

"Taehwagang Central I-Park," developed by Korea Asset Trust and constructed by HDC Hyundai Development Company, is also scheduled to be launched in December in Jung-gu, Ulsan. The development will offer 704 units of 84 square meters. Some units will have views of the nearby Taehwagang and Dongcheongang rivers. The area features riverside walking trails, silver grass fields, and sports parks, providing a nature-friendly residential environment.
