Yongin City Takes Comprehensive Measures to Prevent Losses from Private Rental Apartment Investments

Yongin City in Gyeonggi Province has launched a special inspection of private rental housing projects, following a recent string of investor losses.
On November 19, the city announced that it will review the legal validity of private rental housing projects that are either underway or being promoted in the region, and will implement countermeasures to prevent harm to citizens.
The city plans to verify whether private rental housing project operators and recruitment organizations have violated relevant laws, based on recent Supreme Court rulings and precedents. To this end, the city recently sent official requests for related documents to the operators and recruitment organizations involved in private rental housing projects.
Based on the submitted documents, the city will examine the factual accuracy of advertisements and check for any violations of relevant laws, in order to assess the appropriateness of investor recruitment. If any illegalities are identified during the review process, the city will take administrative action in accordance with the relevant laws.
The city will also strengthen information provision and public awareness to prevent investor losses. To make it easier for residents to check the status of ongoing private rental housing construction projects in the area, a dedicated section titled "Private Rental Apartment Investor Recruitment" has been set up on the city website. On this bulletin board, users can find information about the approval status, zoning, and location of each private rental housing project.
According to the city bulletin board, as of September, there are currently nine private rental apartment projects being promoted in the Yongin area. However, none of these projects have received business plan approval or filed tenant recruitment notifications.
Guidelines and precautions for preventing losses are also continuously posted, so that citizens can easily check the progress of private rental housing projects and related administrative procedures.

A city official stated, "If you join a private rental housing project as an investor, shareholder, or member, you must keep in mind that the city cannot provide legal protection in the event of losses resulting from private contracts," adding, "You should thoroughly verify whether the project has obtained the necessary permits and legal basis, and carefully review all available materials and confirm the facts before making any investment."
