Koramco Receives Top Rating from GRESB 2025
Koramco Asset Trust announced on October 13 that Seocho Majestar City Tower (KORCREP No. 41 REIT) received a total score of 96 points from GRESB, the world’s most prestigious real estate sustainability assessment agency, earning the highest “Five Star” rating.
Koramco Asset Trust explained that by ranking first in the Asia Office (Unlisted, Core) category, it has demonstrated that the ESG competitiveness of Korea’s real estate sector exceeds global standards.
GRESB is a globally recognized ESG benchmark in which more than 2,200 real estate management firms and assets worldwide participated last year, evaluating all areas of Environment (E), Social (S), and Governance (G). Ratings are determined based on a relative assessment of thousands of assets, with only the top 20% awarded the “Five Star” rating. Recently, global institutional investors have been using these assessment results as a key criterion for real estate investment decisions.
In the evaluation, Koramco scored 96 points, up 4 points from last year. It achieved a perfect 30 out of 30 in the Management category and 66 out of 70 in the Performance category, showing strong results across all areas. This reflects recognition of both quantitative and qualitative achievements in asset management.
Majestar City Tower sources 453 megawatt-hours (MWh) of renewable energy out of its total energy usage of 4,167 MWh. The tower received high marks for reducing greenhouse gas emissions and water usage by 4.2% and 1.8%, respectively, compared to the previous year. Through an analysis of the real estate carbon risk monitoring index, which evaluates how well an asset’s carbon emissions align with international standards, Majestar City Tower was officially recognized as fully meeting global reduction targets.
Over the past several years, Koramco has established a comprehensive control system for all asset data related to energy, greenhouse gases, and water resources. By applying the International Standard on Assurance Engagements (ISAE), a third-party verification standard for non-financial information, the company has enhanced data reliability.
In addition to Majestar City Tower, Koramco is verifying the ESG competitiveness of its major assets by submitting them for GRESB evaluation. Gangdong East Central Tower has received the Five Star rating for three consecutive years. Yeouido TP Tower was recognized as a global sector leader by GRESB. K Square Data Center Gasan was selected as the world’s top asset last year, elevating the level of ESG in Korea’s real estate sector.
Jung Seunghoe, CEO of Koramco Asset Trust, stated, “ESG is not just a tool to appeal to clients, but a part of our asset management strategy that directly generates benefits from the perspective of investors.” He added, “We are applying ESG across all aspects of management and operations to provide sustainable returns to investors, and we will continue striving to set an example for ESG in Korea’s real estate finance industry based on quantitative achievements.”
