Koramco Launches Ansan Siwha Data Center Project in Full Scale with Global Data Center Operator "DCI"
Koramco Asset Management announced on August 13 that it will begin full-scale development of the 'Koramco Siwha Data Center,' a hyperscale data center, in collaboration with DCI Data Centers, a global data center specialist.
DCI is a subsidiary of Brookfield Asset Management, a global alternative investment manager. It is a leading data center operator in the Asia-Pacific (APAC) region, directly developing, operating, and owning numerous large-scale data centers in Australia, New Zealand, and other locations.
The Koramco Siwha Data Center will be built as a massive-class facility with a total floor area of 26,685 square meters (8,072 pyeong), accommodating 2,280 server racks and a power capacity of 40MW. To meet the availability requirements for AI and cloud-dedicated workloads, the center will feature a purpose-built design with the highest level of Service Level Agreement (SLA), redundant architecture, and highly reliable power and cooling systems.
In this project, DCI will invest in the PFV and oversee the design, construction, and operation of the data center facility. Koramco has also invested in the PFV using its own capital and managed funds. Koramco will be responsible for the overall management of the PFV, including investment and financial structuring, architectural design, and construction management throughout the development process.
Koramco has promoted the project as a structural advancement initiative utilizing the Industrial Complex Environment Improvement Fund, receiving approval for its advancement plan from the Ministry of Trade, Industry and Energy in 2023. The data center is being developed so that indirect investment vehicles such as REITs and funds can acquire or freely lease the facility in the future.
The data center will be built on a site of approximately 10,448 square meters located in Seonggok-dong, Danwon-gu, Ansan-si, Gyeonggi-do, within the Siwha National Industrial Complex. The site is highly valued in terms of real estate due to its excellent access to power infrastructure, high density of communication lines, and strong connectivity to major road networks such as the Namansan IC and National Route 77.
The Siwha National Industrial Complex is currently being transformed into the country's largest 'Smart Green National Industrial Complex.' With a focus on accommodating eco-friendly infrastructure and strong policy support for high-tech industries, the area offers a favorable environment for attracting high-density infrastructure facilities such as data centers.
As the site is designated as an industrial complex in the city plan, it is free from permitting risks and local complaints, which are often obstacles to data center development. This is why Koramco is confident in the project's stable and swift progress. Construction will begin at the end of this year, with full-scale facility operations set to commence in 2028.
Koramco considers this project, along with the recently completed 'K Square Data Center Gasan' and the 'Busan Jangnim Data Center' currently under investment review, as a core asset in building a nationwide data center portfolio. Previously, Koramco announced plans to raise 5 trillion KRW in funding by 2028 and, leveraging this, to invest a total of 10 trillion KRW in data centers by 2032. The company has outlined a vision to become the only asset manager in Korea to independently operate data centers with a total power capacity of approximately 1.4GW and a total IT load of 1GW.
Sumit Mukhija, CEO of DCI, stated, "Korea is rapidly emerging as a key hub of the digital economy in the Asia-Pacific region," adding, "The Ansan Siwha project is an important foothold in our regional expansion strategy within APAC." He further commented, "Through collaboration with Koramco, we are confident in building a high-performance data center that can quickly and successfully respond to the growing demand for AI and cloud-centric workloads."
