On May 8, Seoul City announced that it had held the 7th Urban Planning Committee meeting and conditionally approved the establishment of a maintenance plan and designation of a maintenance zone for the urban redevelopment project to build long-term jeonse housing near the station in the area around 46 Cheongpadong 1-ga, Yongsan-gu.
With this decision, a new maintenance zone of 19,771.5 square meters was designated. On a public housing site covering 15,341 square meters, a total of 741 apartment units will be built in eight buildings, ranging from five basement levels to 29 above-ground floors, with a maximum height of 95 meters. Of these, 336 units will be public rental housing, and 189 units will be supplied as long-term jeonse apartments near the station (including Mirinae Jip units).
The project site is located in the Seoul Station area, served by subway lines 1 and 4 as well as the Airport Railroad. In order to improve the poor residential environment, the city aims to create an urban environment linked to the previously fast-tracked redevelopment projects at 33 Seogye-dong and Cheongpa District 2.
The maintenance plan aims to create an "interactive hilly urban residential complex" through integration with surrounding fast-track projects and mixed-use development along Cheongpa-ro. The plan includes land formation, traffic system establishment, and the creation of mixed-use and open spaces. Taking into account the hilly terrain, the layout and building heights will be varied to create a natural skyline that harmonizes with the surroundings.
In addition, to ensure smooth traffic flow and distribute traffic volume, the road width will be expanded from 6 meters to 8 meters. The eastern side of the site along Cheongpa-ro will introduce neighborhood living facilities, office spaces, and community facilities.
