Urban-Type Residential Housing Will Also Be Built Up to 85㎡ Exclusive Area
Regulations have been eased to allow urban-style residential housing to be built with an exclusive area of up to 85㎡. As a measure to increase housing supply by lifting non-apartment regulations, the area restrictions were relaxed once again after more than three years since February 2022.
The Ministry of Land, Infrastructure and Transport announced that the revised enforcement decree and rules of the Housing Act, as well as the regulations on housing construction standards containing these changes, will be implemented starting from the 21st. Urban-style residential housing refers to a type of housing supplied in less than 300 units, corresponding to the size of national housing (exclusive area of 85㎡ or less) within urban areas. It is considered a way to increase housing supply as the complex size is smaller than apartments and the approval and sales procedures are simpler.
There are types such as small housing with 30 or more units and complex-type row houses or complex-type multi-family houses with 50 or more units. Small housing was limited to an exclusive residential area of 60㎡ or less per household. This will now be allowed in the form of apartments with an exclusive area of up to 85㎡ and five or more floors, suitable for 3 to 4-person households.

To ensure sufficient parking space, apartment-type housing with an exclusive area over 60㎡ and up to 85㎡ must secure at least one parking space per household, similar to general multi-family housing. If the complex includes 150 or more units, resident communal facilities such as senior centers and children's playgrounds must be constructed, just like general multi-family housing. The relaxed revised regulations will apply to applications for project plan approval or building permits (including change approvals and permits) submitted from the 21st onward.
