The redevelopment project of Guryong Village, the last unauthorized shantytown remaining in Gangnam, Seoul, has entered its main phase. Seoul Housing and Communities Corporation (SH) is calling for proposals on the basic urban development plan and architectural design for Guryong Village. The number of households will be increased from the original plan to build a total of about 3,800 apartments.

View original imageOn the 31st, SH announced on the Project Seoul website that it is accepting submissions for the design competition of 'Gaepo Guryong Village,' located at 478 Yangjae-daero, Gangnam-gu, including the basic plan and architectural design proposals.
SH plans to build a ‘new form of public housing without boundaries’ in Guryong Village, which was previously physically isolated. They aim to select creative and excellent design proposals that can transform the area into an open, symbiotic village in harmony with nature.
Guryong Village was formed in the 1970s and 1980s as marginalized residents, including those displaced by development in the Gangnam area, moved in, remaining as an illegal unauthorized shantytown. The opening of Yangjae-daero in 1989 further deepened the physical separation between Guryong Village and surrounding areas, worsening living conditions.
The apartment complexes to be built in the Guryong Village urban development project will be constructed across six blocks. There are two mixed-use residential blocks (F1, F2) and four apartment blocks (M, B1, B2, B3). SH will develop four blocks (F1, M, B2, B3) and sell two blocks (F2, B1) to private construction companies for development.
A total of 3,887 apartment units will be built in Guryong Village, including 1,896 public rental units, 1,031 public sale units, and 960 private sale units. This is an increase of 367 units from the original plan of 3,520 units. High-quality housing such as long-term lease housing will be supplied in line with plans to expand housing for newlyweds.

The deadline for submissions is March 21 of next year, when the list of seven competition judges will also be announced. The judging committee will convene on March 28, and the results will be announced on March 31. SH will broadcast the judging process live on YouTube and other platforms.

Hwang Sang-ha, president of SH, said, "We will develop Gaepo Guryong Village into a ‘nature-friendly village’ that can coexist with the excellent natural environment of Guryongsan and Umyeonsan, and build a ‘new form of public housing without boundaries’ to create an environment where original residents and newcomers naturally harmonize.
