Recently, four industrial complexes located in Yuseong-gu, Daejeon, were selected as 'National Advanced Strategic Industry Bio-Specialized Complexes.' The Ministry of Trade, Industry and Energy announced that the Yuseong Shindong and Dungok districts in Daejeon, Daedeok Technovalley, the soon-to-be-developed Tanrip and Jeonmin districts, and the Wonchon Advanced Bio Medical District, totaling 8.91 million square meters, have been designated as bio-specialized complexes.
With this selection, the designated areas will receive benefits such as shortened permits and approvals, tax reductions, and priority government R&D funding support. The Deputy Mayor of Daejeon’s Economic Affairs held an immediate briefing, explaining that “a total of 51 companies, including Rigacembioscience, Alteogen, and Merck, have expressed their intention to invest approximately 9 trillion KRW in facilities and research and development.” Furthermore, it is expected that the specialized complex will foster ultra-competitive technology companies, generating a production inducement effect of 6.5586 trillion KRW and an employment inducement effect of 41,572 jobs.
The market anticipates a sharp rise in the future value of the Yuseong-gu area in Daejeon, with particular analysis pointing to the vicinity of Yuseong Oncheon Station, the only transfer station area in Yuseong-gu, as the biggest beneficiary. An industry insider stated, “The government-led national advanced industrial complex is being established, and Mayor Lee Jang-woo of Daejeon has also expressed a strong commitment to developing Yuseong-gu as a mecca of advanced industries,” adding, “This mammoth-scale positive development is expected to have a significant ripple effect on housing and commercial real estate in Yuseong-gu.”
Amid the rapidly rising future value and expected maximum benefits around Yuseong Oncheon Station, Kolon Global is currently selling the last remaining commercial units within the ‘Yuseong Haneulchae Hi-Air Ground’ complex. Including 562 apartment units and 129 officetel units, the complex is expected to secure a fixed demand base of about 3,000 households, with commercial facilities comprising a total of 184 units across the first and second floors.
Yuseong Oncheon Station on Daejeon Metro Line 1, located within a 5-minute walk from the project site, is confirmed to begin construction of Line 2 tram in the second half of this year. Once the tram opens, the only transfer station area in Yuseong-gu will be completed, and with the simultaneous development of a mini new town-scale area of about 10,000 households nearby, a tremendous flow of people is expected. Additionally, the value of ‘Yuseong Haneulchae Hi-Air Ground,’ which combines the advantages of commercial facilities within the complex and a double station area commercial district, is highly likely to increase significantly over time.
The commercial facilities are designed as a four-sided open public pedestrian street to naturally attract floating populations from apartment residents and surrounding station areas, ensuring both accessibility and visibility. Other advantages include a central plaza, street-type mall, and store layouts mainly along the first-floor main road with 100% direct external access.
The currently applied exceptional contract conditions for the last remaining units are also attracting attention. Contract holders can secure their desired units with a first payment of 5 million KRW, receive full interest-free benefits on 40% of the intermediate payment, and enjoy a one-year deferment on the final payment. Additionally, a contract congratulatory bonus (4%) and a golden key (1 don) are provided, and to alleviate concerns about vacancies upon move-in, a vacancy hedge support fund (4%, for 2 years) is also paid.
A sales representative stated, “As mega positive developments continue, demand from investors wishing to invest in double station area commercial properties in Yuseong-gu is greatly increasing,” adding, “Since the announcement of the national advanced industrial complex, the actual contract rate has also been rising rapidly.”
