Jungnang-gu (Mayor Ryu Kyung-gi) announced that at the 12th Seoul Metropolitan City Urban and Architectural Joint Committee meeting held on the 24th, the "Designation of Special Planning Zone and Detailed Development Plan Decision (Draft) for the Saja-jeong Station Station Area Revitalization Project" was approved with modifications.
The target site of the Saja-jeong Station Station Area Revitalization Project, Camellia Shopping Center (formerly Myeonmok Market), has been loved by local residents for a long time since its opening in 1968. However, due to aging facilities, vacancy rates have increased, making facility improvements urgent. Nearby roads also had poor pedestrian environments due to illegal parking and roadside storage, requiring maintenance.
Accordingly, the district has been promoting the Saja-jeong Station Station Area Revitalization Project to renovate the aging market surroundings and transform the area into a hub of the local commercial district linked with the traditional market.
With the approval of this review, a building with a floor area ratio of up to 600%, 6 basement floors, and 20 above-ground floors will be constructed on the site. This will include 145 residential units (130 for sale, 15 for rent) and various neighborhood living facilities.
In particular, community convenience will be improved by installing necessary local facilities such as a communal childcare room, a local children's center, and the Jungnang Food Market for traditional market users and residents.
Additionally, the approval allows for the creation of a low-rise street activation space that can be used as rest and stall areas. The district plans to revitalize the alley commercial district linked with the nearby traditional market through this.
Furthermore, the project will improve the previously poor pedestrian environment, creating a safe walking environment for pedestrians. Improved traffic conditions are expected to promote the influx of floating population in the area, revitalizing the local economy.
