View original imageGeumcheon-gu, Seoul (Mayor Yu Seong-hoon) will hold a resident briefing session on the “Housing Maintenance-type Redevelopment Maintenance Plan Decision and Maintenance Area Designation (Draft)” for landowners and residents in the area of 871, Siheung 1-dong at 2 p.m. on the 1st of next month in the district office auditorium.
The area of 871, Siheung 1-dong is an aging low-rise residential area covering 88,000㎡. Since being selected as a candidate site in the second phase of Seoul’s Rapid Integrated Planning in 2022, a housing maintenance-type redevelopment project has been underway.
The briefing session was organized to explain the “Maintenance Plan Decision and Maintenance Area Designation (Draft)” based on the Rapid Integrated Planning guidelines finalized in December last year and to hear residents’ opinions. It will proceed with explanations on the maintenance plan including zoning upgrades, building plans, and expansion of public facilities, followed by a Q&A session.
Through close consultation with Seoul City, the zoning, which was previously classified as Type 1 General Residential Area and Type 2 General Residential Area (up to 7 floors), has been upgraded to Type 3 General Residential Area, allowing application of the legal maximum floor area ratio of 300%.
According to the building plan, a large-scale apartment complex with 16 buildings and 2,072 households, reaching up to 45 floors above ground, will be constructed. Additionally, roads around the complex will be expanded, and resident convenience facilities such as children’s parks, parking lots, social welfare facilities, and sports facilities will be enhanced. The district office plans to promptly proceed with related administrative procedures after the briefing session to support the redevelopment project for swift implementation.
Meanwhile, the district is also conducting a public inspection to collect residents’ opinions on the “Maintenance Plan Decision and Maintenance Area Designation (Draft).” The announcement details can be found on the Geumcheon-gu Office website under ‘Notices & Announcements.’
