The area near Songjeong Station on Subway Line 5 and Gonghang Market Station on Line 9, located along Gonghang-daero, will be designated as a special planning zone. Business facilities such as knowledge industry centers and neighborhood living facilities can be attracted to the project site near Gonghang Market Station.
On the 25th, the Seoul Metropolitan Government announced that it had approved with modifications the "Decision (Amendment) on the District Unit Plan for the Gonghang District Center, Designation of a Special Planning Zone for the Back Streets of Gonghang-daero, and Detailed Development Plan (Draft)" at the first Urban and Architectural Joint Committee meeting held the previous day.
The city changed the district unit plan to establish an integrated development plan for an old irregular parcel without internal road facilities (area 4,240㎡) located at 45-99 Gonghang-dong, Gangseo-gu.
A special planning zone was newly created to allow the construction of knowledge industry centers and neighborhood living facilities. The plan includes attracting advanced industries and office facilities, installing street building setback lines and public pedestrian pathways to improve the walking environment. The district unit plan will be applied from the first half of this year after public re-examination by residents and official announcement procedures.
The target site is a station area near Songjeong Station on Subway Line 5 and Gonghang Market Station on Line 9 along Gonghang-daero. Large commercial facilities such as Gimpo Airport and Lotte Department Store are located around Gaehwa-dong-ro, offering excellent transportation and accessibility. However, the back streets have poor infrastructure such as roads and are densely packed with old buildings, making urban environment improvement necessary.
On the same day, the designation and plan decision for the district unit plan around Ogeum Station on Lines 3 and 5 were also approved with modifications.
The area around Ogeum Station is designated as a district center, covering the quasi-residential area north of Ogeum Station where Songpa Police Station and the post office are located, as well as Ogeum-ro, Jungdae-ro, and the site of the former Seongdong Detention Center.
The Ogeum District Center has high development potential in the southeastern region of Seoul. The former Seongdong Detention Center site, which remains vacant after relocation to Munjeong-dong, is planned for large-scale development.
The city established the district unit plan targeting the Ogeum District Center area to revitalize the station area around Ogeum Station and to encourage joint development linked to the redevelopment of the former Seongdong Detention Center site, thereby activating the region.
For the back streets, to respond to the large-scale development of the former Seongdong Detention Center site and improve the residential environment, the plan allows for zoning upgrades from Type 2 General Residential Area to a higher classification when developing by block units as a special planning (possible) zone. The lower floors are planned to secure neighborhood living facilities, public pedestrian pathways, and front open spaces.

The city approved with modifications the decision (amendment) on the district unit plan for Konkuk University Station District at 7-6 Jayang 4-dong, Gwangjin-gu, and the detailed development plan decision (draft) for the 4-3 district special planning zone.
In the special planning zone integrating the 4-3 and 4-4 districts of the Konkuk University Station district unit plan, buildings up to 7 basement levels and 20 stories above ground can be constructed. Some parts of the building are planned to be used for public rental office facilities.
This area has a large floating population due to the arterial road Achasan-ro passing through and the presence of large commercial facilities such as Konkuk University, Lotte Department Store, and The Sharp Star City. Most buildings around the station are over 20 years old, with narrow pedestrian paths that require improvement.

For comfortable walking connected to Line 2, the city designated a building setback line of 6 meters to create front open spaces. On the west side, a public open space is planned to be operated as a public resting area for pedestrians on Achasan-ro.
