Daegu City to Develop 177,000 Pyeong in 2nd Suseong Alpha City... 1 Trillion Won Invested for Completion by 2030
Designation of Land Permit Area for Planned Development Site
Plans for Industrial Facility Land and Apartment Construction
Daegu City announced on the 28th that it will newly create the 2nd Suseong Alpha City through the expansion of the Free Economic Zone 15 years after designating Suseong Alpha City as a Free Economic Zone in 2008.
The current Suseong Alpha City, designated as a Free Economic Zone in 2008, began its selection as a preliminary feasibility study project for the SW Convergence Technology Advancement Infrastructure Project in 2013, and in 2018, the full-scale settlement of IT/SW companies started. It has grown into the largest ICT cluster in non-capital areas with 172 pure IT/SW companies and about 4,000 employees currently working there.
Since the launch of the 8th local government, after holding the ‘Daegu Digital Vision Declaration Ceremony’ on August 31 last year with the Ministry of Science and ICT and Daegu City to focus on fostering ABB industries as one of the five future new industries of Daegu, this year in the first half, Daegu was selected as a ‘Regional Digital Innovation Hub’ designated by the Ministry of Science and ICT. To meet the additional demand for IT/SW company settlements, the city has been expanding the infrastructure, including changing medical facility land to knowledge-based industry facility land (25,000 pyeong) on September 18.
In addition, with the ‘National Digital Innovation District Creation Project (preliminary feasibility study project)’ currently promoted as a cooperative project with the Ministry of Science and ICT and the designation of Suseong Alpha City as an Opportunity Development Special Zone, corporate attraction is being activated, and it is expected that land supply will be completed early before 2030. Therefore, to proactively secure knowledge-based industry facility land, the 2nd Suseong Alpha City will be additionally developed.
The newly developed 2nd Suseong Alpha City will be located adjacent to the existing Suseong Alpha City, in Samdeok-dong and Daheungwon areas of Suseong-gu, south of Daegu Art Museum. The development scale is about 584,000㎡ (177,000 pyeong), of which approximately 166,000㎡ (50,000 pyeong) will be supplied as knowledge-based industry facility land.
Upon completion, the total area of Suseong Alpha City will expand from the current 976,000㎡ (300,000 pyeong) to 1,560,000㎡ (480,000 pyeong), and knowledge-based industry facility land will increase from the current 178,000㎡ (54,000 pyeong) to about 343,000㎡ (104,000 pyeong).
The site is an area with excellent residential conditions, adjacent to Suseong IC and Beoman-ro, with outstanding transportation accessibility, near Daegu Art Museum, Samsung Lions Park, and Daegu Stadium, and with future development plans for Daegu Grand Park and Yeonho District. It will provide the best corporate environment preferred by local youth and digital companies, enabling work, residence, study, and leisure.
Seokyeonghyun, Daegu City Future Innovation Policy Officer, is announcing the plan to develop the 2nd Suseong Alpha City.
View original imageThe general development plan is that the southern area along Universiade-daero will be developed as knowledge-based industry facility land, the direction toward the Beoman-ro tollgate will be developed as multi-family housing, and commercial facilities will be constructed in the intermediate area between the two regions. The total project cost is about 1.05 trillion KRW, and it will be developed through the expansion of the Free Economic Zone.
Currently, Daegu City has formed a development TF team with the Daegu-Gyeongbuk Free Economic Zone Authority and Daegu Urban Development Corporation and plans to swiftly proceed with related administrative procedures aiming for corporate sales in 2028 and complex completion in 2030.
Most of the development site (88.9%) is green area currently used as farmland, with flat and gentle slopes, making development easy. Also, about 511,000㎡ (155,000 pyeong) of the project site is a development-restricted area, and the city plans to proceed with the development restriction lifting process through smooth consultation with relevant departments in the future.
On the 27th, Daegu City designated and announced the project site as a ‘Land Transaction Permission Zone’ to prevent speculation due to industrial complex development. Additionally, Suseong-gu Office conducted a public notice for the designation of a ‘Development Activity Permit Restriction Area,’ and the designation will be made immediately after the public notice period ends.
This measure limits activity restrictions to the project site to minimize infringement on private property. However, through continuous monitoring, if speculative movements such as rapid land price increases are detected in nearby areas, the city plans to consider expanding the designation of the Land Transaction Permission Zone.
