Jihachul Line 7 Junggok Station Area Transformed into a Work-Residence Proximity Medical Specialization Hub
The area around Junggok Station on Subway Line 7 is being transformed into a job-residence proximity type medical specialization hub.

View original imageOn the 22nd, Seoul City held the 18th Urban and Architectural Joint Committee and announced on the 23rd that it had approved the amendment of the district unit plan area and plan for Junggok Station district around 168-2 Junggok-dong, as well as the detailed development plan amendment for the special planning district of the Hwayang Substation site.
The target area is near Junggok Station on Subway Line 7, where major roads Neungdong-ro and Yongmasan-ro pass through. It is an area undergoing changes due to large-scale developments such as the Comprehensive Medical Complex (National Center for Mental Health, Health and Welfare Administration Town) and the Hwayang Substation special planning district. The area requires the creation of a medical specialization hub, expansion of insufficient living SOC, and improvement of narrow pedestrian paths.
In this decision, considering the newly designated district center range in the 2018 2030 Living Zone Plan, the district unit plan area was expanded to induce continuous and planned management along Neungdong-ro.
In particular, a special planning possible district was designated around Junggok Station, where the current second-class general residential area can be upgraded to a semi-residential area. This allows the introduction of medical industry and business specialization functions linked with the comprehensive medical complex and the expansion of necessary local facilities through public contributions.
Additionally, to maintain the characteristics of the low-rise residential area along the foothills of Achasan while securing insufficient living convenience facilities, pedestrian, and green spaces, a joint development (special designation) possible district was designated. If joint development and floor area ratio incentive items are fulfilled, the floor area ratio can be relaxed up to 240%, which is 1.2 times the current ratio.
To establish a safe and pleasant pedestrian-centered network, building limit lines were expanded and pedestrian-priority roads were designated on Neungdong-ro 49 and 50-gil, which serve as school routes and local community streets. Along Neungdong-ro and Gingo-rang-ro, street rest-type front open spaces were created to encourage pedestrian activity.
Furthermore, a detailed development plan was decided together for the Hwayang Substation special planning district within the district unit plan area, planning to expand apartments, officetels, and neighborhood living facilities considering the influx of medical-related workers. Public contributions will be used to create a children and youth specialized library reflecting local demand.
