Special Inspection of 52 Real Estate Agencies Related to the Suwon Jeong Family Jeonse Fraud
Gyeonggi Province will conduct special inspections on 52 real estate agencies related to the 'Suwon Jeongmo family jeonse fraud' until the end of November.
On the 24th, Gyeonggi Province announced that it will form a joint inspection team consisting of city and county officials and special judicial police to conduct special inspections on 52 real estate agencies (50 in Suwon, and one each in Hwaseong and Yongin) that brokered at least one jeonse property related to the Jeong family’s fraud until November 30.
Gyeonggi Province began inspecting the relevant agencies on the 4th and uncovered two agencies located in Suwon?one represented by Jeong’s son and another operated by Jeong’s relatives.
Among the damage reports received by the Gyeonggi Province Jeonse Damage Support Center, it was confirmed that Agency A had no brokerage records, while Agency B had one case.
Gyeonggi Province suspects that, in addition to these two agencies, one more agency is related to Jeong.
The 52 agencies under special inspection conducted a total of 247 brokerage contracts related to the Jeong family, including some real estate agencies that handled 77 brokerage contracts.
Meanwhile, 25 of the 52 agencies (including 3 related to Jeong) closed their businesses before or shortly after the special inspections began. Gyeonggi Province plans to request police investigations into these 25 agencies. If any agencies attempt to evade inspections by closing during the remaining inspection period, immediate investigation requests will be made, and strong measures will be taken.
Gyeonggi Province is verifying whether the real estate agencies explained to tenants about joint collateral settings, priority deposits, mortgage amounts, and whether they received any fees beyond brokerage commissions during the Jeong family’s rental process.
Earlier, during the first and second special inspections in July, Gyeonggi Province proposed an amendment to the 'Real Estate Brokerage Act' to the Ministry of Land, Infrastructure and Transport. The amendment would require mandatory submission of transaction contracts to the registration authority upon business closure to prevent brokers from evading inspections by closing, with penalties for non-submission.
