A Seoul city official stated, “In this architectural review, we encouraged a pleasant and convenient residential environment by adjusting apartment floor counts and heights considering the urban landscape, relocating the parking lot entrance positioned in the center of the complex, and adding areas for resident convenience facilities such as daycare centers and indoor playgrounds.”
First, in the Sangbong-dong 88 area, the previous design plan (five buildings with 43 floors each), which completely blocked the neighborhood view, was changed to four buildings with 49 floors each, creating a tower-type apartment complex with 841 households (719 for sale and 122 public housing units). The first floor will house a daycare center, the second floor a women’s education and culture center, and the third floor a kids’ theme park.
At the Geumcheon Kia Motors site in Siheung-dong 996-3, an apartment complex with 299 units will be built, ranging from two basement floors to 25 floors above ground. Among these, 35 units will be supplied as long-term rental housing. The vehicle entrance and exit, which had been located in the center of the complex, have been moved to the outskirts, allowing residents to conveniently use the spacious central courtyard.
In the Bongcheon 1-1 District at Bongcheon-dong 728-57, an apartment complex with a total of 807 units (740 for sale and 67 public housing units) will be constructed, ranging from four basement floors to 28 floors above ground. The originally planned 10 buildings have been adjusted to eight, increasing the available external space, and an additional 92㎡ has been added for resident convenience facilities such as daycare centers. Furthermore, to revitalize the Dangok-gil commercial street where a commercial district already exists, neighborhood living facilities will be installed on the lower floors, improving the flow of resident convenience facilities and securing additional space.
In the Sangdo-dong 363-117 area, where the “Jangseungbaegi Station Area Revitalization Project” is underway, a mixed-use residential and commercial building with 301 units (274 for sale and 27 public housing units) will be constructed. Cultural and assembly facilities accessible not only to residents but also to local community members will be installed from the first basement floor to the first floor above ground.
