"Beyond imagination." The complex evokes famous theme parks and resort facilities throughout. The children's area features 'Safari World' and 'Caribbean Bay,' while the indoor swimming pool reminds one of the luxurious pools of the renowned hotel chain Ananti.
The 1.4 million trees and flowers planted throughout the complex provide lush greenery and vibrant scenery, and the installed 'campgrounds' and 'dome pagodas' allow residents to enjoy the leisure of nature within the complex. Tea time in the European-style 'Royal Garden' is healing in itself just by imagining it. It feels more like being at a resort than an apartment complex.
1.4 Million Trees and Flowers Planted... Arboretum-Level Landscaping
On the 8th, I visited Geomam-dong, Seo-gu, Incheon after a full three years. The purpose was to tour Geomam Station Royal Park City Prugio, which claims to be Korea's first resort city. The event was organized by the developer, DK Asia, as the first-ever media quality inspection held domestically, conducted just before the move-in scheduled for the end of this month.
Honestly, I did not have high expectations that day. I thought, "Apartments are just apartments," and since this complex was not priced in the tens of billions of won like those in Gangnam, I doubted there would be anything particularly noteworthy. Moreover, when I visited once before in May 2020, three years ago, the area was a barren field with no facilities or buildings around, so my expectations were even lower.

View original imageHowever, I was overwhelmed by the scale as soon as I arrived and couldn't help but exclaim, "Wow~." From the moment the complex came into view from the car, it felt grander than the 4,000 to 5,000-unit apartment complexes I had seen before. The vast land area of 210,985㎡ (about 64,000 pyeong) and the 25 apartment buildings soaring up to 40 floors looked like a castle, contrasting with the surrounding fields.
After arriving and facing it directly, the amazement continued. The main gate alone is 280 meters long and an impressive 11 meters high, giving a sense of grandeur, and the landscaping filling every space between buildings offered a variety of sights. It was the moment I realized that the previously unbelievable claim of building a 'resort city' had become a reality.
Above all, the children's park within the complex is spectacular. 'Panda World,' where children can run and play, features a statue modeled after Poobah, the mascot of Everland, welcoming visitors, and various play facilities including a 'Waterfall Bucket' seen in water parks. It strongly reminds one of Korea's representative theme parks, Everland and Caribbean Bay. In fact, this place was landscaped in collaboration with Samsung C&T Resort and vividly recreates Everland's Safari World experience.

The complex is so vast that riding a cart around reveals dense growths of Golden Euonymus, Arrowwood, Evergreen Holly, Metasequoia, Blue Angel, and Crape Myrtle, giving the feeling of being in an arboretum. The dome pagodas installed throughout the complex are spaces where residents can enjoy the night sky stars at night and the charm of white snow in winter. Moreover, a glamping area has been prepared within the complex for families to enjoy camping.
DK Asia describes the landscaping concept of Geomam Station Royal Park City Prugio as a 'complex where no soil is visible.' To achieve this, the originally planned 1 million trees and flowers were increased to 1.4 million. In fact, the landscaping area of this complex is about three times the legal standard.
While admiring the landscaping provided by the trees, the diverse water features also leave an impression. First, the approximately 1 km eco-friendly waterfront deck called the 'Waterfront Promenade' adds freshness to the complex, and European-style sculptural fountains installed throughout evoke European gardens. Additionally, the surrounding rest decks and dining tables give the feeling of a garden caf? at a luxury resort.

Swimming Pool Inspired by Ananti and Three Meals a Day Service
The community facilities for residents are also luxurious. The developer explained that they aimed for a 'staycation' where residents can solve everything without leaving the complex, decorated with luxury exceeding that of a six-star hotel, and this was evident upon touring.

View original imageIn addition, a fitness club filled with products from a famous fitness brand, a spacious multipurpose indoor gymnasium, a screen golf course, and a Pilates studio have been generously provided. The sauna facilities are also neatly arranged, including three baths and a wet sauna made of cypress wood.
Especially for residents, the Trinity Restaurant offers three meals a day (breakfast, lunch, and dinner) and pays attention to landscaping so diners can enjoy the terraced waterfall located outside. The meals are serviced by Pulmuone Food & Culture.
What I felt through this event was how much effort the developer put into this complex and how confident they were about its quality. This confidence seems to have been conveyed to the residents as well. Since the pre-move-in inspection held over three days starting from the 12th of last month, Geomam Station Royal Park City has been gaining word-of-mouth. A DK Asia official who helped explain the event said, "After the pre-move-in inspection, rumors spread, leading to a decrease in available units and the formation of a premium."
Kim Jung-mo, chairman of DK Asia, said, "We broke away from fixed ideas and focused on realizing a resort city considering consumer demands and trends," adding, "Korea's first high-end resort city has been completed in a state upgraded from the initial sale."

Meanwhile, the resort city that DK Asia is creating in Geomam-dong, Incheon, is just beginning. Geomam Station Royal Park City Prugio is the first step of the resort city, with more to be supplied continuously. Starting with the 1,500-unit Wanggil Station Royal Park City Prugio scheduled for supply in October, a total of 21,000 units are planned to be sold through urban development projects in the northern part of Seo-gu, Incheon, and around Wanggil Station.
