Yongsan Seobinggo Shindong-A Apartment Northeast Integrated Development Promotion
Seoul City is easing regulations on the remaining development site northeast of Shindonga Apartment in Seobinggo-dong, Yongsan-gu, to promote integrated development.
On the 25th, Seoul City announced that at the Urban and Architectural Joint Committee held on the 24th, it approved the revision of the 'Seobinggo Apartment District Unit Plan (draft)' to convert the existing Seobinggo Apartment District in Yongsan-gu into a district unit plan.
The apartment district was designated between 1976 and 1983 to rapidly supply apartments to accommodate the rapidly growing population of Seoul in the 1970s. However, since the focus was on supplying large-scale apartments, there have been continuous criticisms that it is difficult to accommodate the diverse architectural demands required by modern cities.
Accordingly, the city is promoting a policy to abolish or reduce apartment districts and convert them into district unit plans to facilitate reconstruction projects and ease regulations such as land use and height restrictions on general lots outside reconstruction complexes.
The city plans to convert the Seobinggo Apartment District into a district unit plan and designate the area around Ichon General Market, composed of small lots near the station area, and the remaining development site northeast of Shindonga Apartment, consisting of unauthorized land and blind lots, as a special planning zone capable of large-scale development to encourage integrated development.
Additionally, to connect the north-south green axis from Yongsan Park to the Han River, the city has planned to designate a park location west of Shindonga Apartment.
The city will finalize and announce the Seobinggo Apartment District Unit Plan in the second half of the year after a public inspection notice for residents.
The city stated, "Through the conversion of the Seobinggo Apartment District into a district unit plan, we will establish a harmonious and integrated urban management system with surrounding areas and promote housing supply."
At this meeting, the city also approved the revision of the 'Designation and Decision of District Unit Plan Zone for Station Area Housing and Public Rental Housing Construction in the Area of 135-33 Oryu-dong (draft)'.
The area of 135-33 Oryu-dong is a station area near Oryu-dong Station on Subway Line 1, where old and deteriorated buildings are densely concentrated.
Through the designation of this district unit plan zone, a total of 380 apartment units (including 91 public rental housing units) will be built on the 10,353㎡ site, with buildings ranging from 4 basement floors to 35 above-ground floors.
Along the living street, public sports facilities accessible to all local residents will be established.

The city said, "The residential environment improvement that reflects the characteristics of the Oryu-dong Station area and the supply of quality public rental housing are expected to greatly contribute to housing stability for low-income residents."
