Nationwide Jeonse Market Consumer Sentiment Also Rises for 4 Consecutive Months
As a result of the government's real estate regulation easing, the nationwide housing sales market consumer sentiment index has risen for four consecutive months. Chungbuk and Sejong have shifted to an upward phase.
According to the Korea Research Institute for Human Settlements on the 16th, the nationwide housing sales market consumer sentiment index in April this year was 107.7, up 4.1 points (p) from the previous month (103.6). The nationwide sales market consumer sentiment index has maintained an upward trend for four consecutive months from January (91.5) to last month this year.
The consumer sentiment index is classified as a downward phase if below 95, a stable phase if between 95 and less than 114, and an upward phase if 115 or above. If the index exceeds 100, it means there are more responses indicating price increases or transaction growth compared to the previous month; if below 100, it indicates the opposite.
The Seoul housing sales market consumer sentiment index rose 1.3 points to 110.3 from 109 in the previous month. Seoul recorded a stable phase with five consecutive months of increase from December last year (82.1) to last month. The metropolitan area stood at 109.7, up 3 points from 106.7 the previous month. Incheon and Gyeonggi were 103.6 and 110.8 respectively, rising 0.7 points and 4.7 points during the same period.
The non-metropolitan area rose 5.1 points to 105.3 last month from 100.2 the previous month. In the non-metropolitan area, Chungbuk (116) recorded the largest increase nationwide, rising 18.1 points in one month and shifting to an upward phase after 11 months. Sejong (120.8) also rose sharply by 11.8 points during the same period, shifting to an upward phase for the first time in 2 years and 2 months.

The nationwide housing jeonse market consumer sentiment index also rose for the fourth consecutive month. Last month, the index was 89.1 nationwide, up 1.6 points from 87.5 the previous month. Jeju (96.5) was the only region nationwide to show a stable phase in the jeonse market consumer sentiment index, while all other regions remained in a downward phase. Seoul rose 3.3 points to 89.7 from 86.4 the previous month, and the metropolitan area recorded 88.2, up 0.9 points during the same period. The non-metropolitan area rose 2.3 points from 87.7 in March to 90 last month.
