Seoul City to Improve Pedestrian Environment Around Itaewon Station
Approval of District Unit Plan Amendment for Itaewon-dong 136-6
Area with Dense Old Buildings and Poor Vehicle and Pedestrian Conditions
The traffic and pedestrian conditions near Itaewon Station on Subway Line 6, where aging buildings are densely concentrated, will be improved.
Seoul City announced on the 27th that the Urban Architecture Joint Committee held on the 26th approved a revised district unit plan amendment around Itaewon-ro in Yongsan-gu.
This decision was promoted to determine an appropriate development scale for the redevelopment of aging buildings in the area of Itaewon-dong 136-6 adjacent to Itaewon Station on Subway Line 6.
The main decisions include establishing a lot plan to allow integrated development of parcels with different maximum development scale standards and expanding the building setback line to improve vehicle traffic around the target site.
Additionally, the review included measures to induce excellent designs suitable for local conditions and secure open spaces along the street to improve the pedestrian environment.
With the redevelopment plan passing the Urban Architecture Joint Committee review, the final plan is expected to be decided and announced after the resident inspection process, possibly within the first half of the year.
A Seoul city official said, "This decision is expected to serve as an opportunity to improve the environment and pedestrian conditions in the Itaewon area, where aging buildings are densely concentrated."
Meanwhile, at the same meeting, the district unit plan area and plan amendment for the Nangok Sageori district center on the west side of Gwanak-gu, Seoul, were also approved with modifications.
The Nangok Sageori district center is located on Nambusunhwan-ro, a major transportation axis in Gwanak-gu, with good accessibility to major centers in the southwest area such as Gasan and Daerim metropolitan centers and Bongcheon regional center. Furthermore, accessibility to Yeouido downtown is expected to improve with the future opening of the Nangok Line, making it a region with abundant locational competitiveness.
Based on this potential, the district unit plan is being revised to strengthen the self-sufficient urban functions of the district center and revitalize the station area planned for the Nangok Line.
The main revision includes a use relaxation plan allowing office facilities and knowledge industry centers with a floor area of 3,000㎡ or more, which were previously only permitted in quasi-residential areas or higher, to be constructed in the third general residential area, thereby creating conditions for job-related uses to be located.
Furthermore, to create a pedestrian-friendly and vibrant urban space, the building setback line on Nangok-ro was additionally expanded, and a low-rise street activation plan was established.

A Seoul city official stated, "This decision is an urban management plan to proactively respond to changes in local conditions such as the Nangok Line, and it is expected to strengthen the role of the western living area of Gwanak-gu as a central hub."
