Yongsan-gu Initiates Maintenance Plan Establishment and Maintenance Zone Designation Service for Seogye-dong 33 Area

Yongsan-gu has begun a service project to establish a maintenance plan and designate a maintenance zone for the Seogye-dong 33 area, which was selected as a '2022 Rapid Integrated Planning Housing Redevelopment Project Candidate Site.'
The Seogye-dong 33 area is located around Seoul Station and consists of Type 1, 2, and 3 general residential zones, covering an area of 112,286㎡.
After establishing the maintenance plan, the district will conduct public viewing and announcement for residents, then submit the zone designation proposal to Seoul City. The maintenance zone is expected to be designated in 2025.
On the 7th, a proposal evaluation committee was held to comprehensively review quantitative technical evaluations, expert assessments, and bid prices according to the criteria for selecting the service implementation agency. On the 10th, the evaluation results and committee member list were disclosed on the district’s website. On the 12th, technical negotiations were conducted with the preferred negotiation partner, Daehan Engineering Architects Office, and the service contract was signed on the 19th.
The executing agency will carry out the tasks for 630 days starting from April 20. The main tasks include investigation and analysis of current status and basic data, review of higher-level and related plans, planning for architecture, public facilities, and maintenance infrastructure, preparation of related documents, and fulfillment of administrative procedures until the completion of the decision announcement.
The Seogye-dong 33 area is densely populated with old and deteriorated houses, and the conditions of maintenance infrastructure such as roads are poor, leading to strong resident demands for residential area maintenance. Seoul City selected this area as a rapid integrated redevelopment candidate site on December 30 of last year.
The rights assessment reference date is January 28, 2022. To prevent speculative transactions from the date of candidate site selection, the area has been designated as a land transaction permission zone, and building permits are restricted to block uneconomical new construction activities and prevent sales fraud, ensuring smooth progress of the maintenance project.
