Dogok Useong Reconstruction with 548 Households... 16-Story Office Facility in Mullae-dong 2-ga
On the 5th, Seoul City held the 5th Urban Planning Committee meeting and announced on the 6th that it had approved a revised reconstruction maintenance plan for Dogok Woosung Apartment in the area of 934-10 Dogok-dong, Gangnam-gu. Built in 1986, Dogok Woosung Apartment will be reconstructed from 2 buildings with 390 households to 7 buildings with 548 households (including 88 public housing units) following the approval.
Neighborhood living facilities and community facilities for residents will be established along the east side road, and on the south side, open community facilities available for parents of nearby Eonju Elementary School, reading rooms for students of Eunseong Middle School and Eunkwang Girls' High School, and indoor children's playgrounds will be created.
Yeongdeungpo-gu Mullae-dong 2-ga A Urban Maintenance-Type Redevelopment Zone Rendering
View original imageThe day before, the maintenance plan for District 4 of the Mullae-dong 2-ga A Urban Maintenance-type Redevelopment Zone in Yeongdeungpo-gu was conditionally approved. Mullae-dong 1 to 3 were designated as urban environment maintenance zones according to the Seoul City announcement in 2013, but due to changes in local conditions, the maintenance method was changed in 2021 from large-scale demolition type to a mixed type of medium and small-scale maintenance.
With this review, a complex building ranging from 6 basement floors to 16 above-ground floors (height below 80m) will be constructed in the area. The basement 1st floor will have sales facilities (mart), the 1st to 4th floors above ground will have neighborhood living facilities, and the 5th to 16th floors will have office facilities. A floor area ratio of up to 545.4% and a building coverage ratio of up to 60% will be applied. The width of the west and south side roads will be widened from 6m to 7m, and a small park-type public space and cultural park will be created on the east side of the site.
The city expected that "with the introduction of office facilities in the semi-industrial area where manufacturing and neighborhood living facilities are mixed, the urban function along the Yeongdeungpo Gyeongin-ro axis will be strengthened, and the vitality of the deteriorated factory site area will be enhanced."
The road change plan from Gwangwoon University Station to Wolgye-ro in Nowon-gu was approved with modifications. The agenda includes constructing a new road for a 300m section from Gwangwoon University Station to Seongbuk Station Gas Station and widening the existing road width for a 607m section from Seongbuk Station Gas Station to Wolgye-ro to prepare for increased traffic volume.
After preparing and announcing the urban planning facility implementation plan in the first half of this year, compensation will be completed by next year, aiming for completion in December 2025. The city expects that the road maintenance will relieve vehicle congestion around Gwangwoon University Station and improve the pedestrian environment.
Due to the reconstruction of Dunchon Jugong Apartment in Gangdong-gu, the urban planning facility (railroad) change plan to relocate the entrances 1 and 2 and five ventilation shafts of Dunchon-dong Station on Subway Line 5 nearby was approved as originally proposed. The relocation construction is scheduled to start in the first half of this year and finish by December next year.

The plan to change part of the entrance of Cheongdam Station on Line 7, which is a road under urban planning (facility), to a railroad for efficient facility management, and the urban management plan change for the expansion of Bukbu Hospital in Mangwoo-dong, Jungnang-gu, were also approved as originally proposed.
