Leading Autonomous Development Near Yaksu Station... Focus on Strengthening Station Area Functions
[Asia Economy Reporter Hwang Seoyul] The Seoul Metropolitan Government has revised the district unit plan to encourage autonomous development and strengthen the functions of the station area near Yaksu Station.
On the 28th, Seoul announced that the '11th Urban and Architectural Joint Committee' held the previous day approved the amended district unit plan for Yaksu in Sindang-dong, Jung-gu. The target area is around Yaksu Intersection, where Dongho-ro and Dasan-ro intersect, centered on Yaksu Station of Seoul Subway Lines 3 and 6.
With this revision of the district unit plan, the city minimizes joint development plans that could hinder autonomous development and relaxes the maximum development scale from 1,300㎡ to 1,500㎡ to promote development suitable for the station area.
Additionally, to strengthen the station area's functions, the plan to recommend specific floor uses with low implementation rates has been abolished, and the related incentive system has been reorganized to allow the introduction of general office facilities and cultural and assembly facilities such as performance halls and exhibition halls. The plan also includes easing height regulations for Type 3 General Residential Areas and Semi-Residential Areas to manage building heights reasonably, considering local conditions.
With the approval of this revision plan, after the resident inspection process, the final plan is expected to be decided and announced as early as September.
Meanwhile, the district unit plan for Seokgwan District Center in Seongbuk-gu was also approved as originally proposed. The target area includes neighborhood commercial areas and semi-residential areas centered around Dolgoti Station. As a result, indoor golf practice ranges, which had not been permitted in the district until now, will be allowed to be established.
However, to manage the station area and Hwarang-ro aesthetics, golf practice ranges with outdoor steel towers are not permitted. The land use plan for the target area is scheduled to be applied with changes starting in August.

The district unit plan for Jamsil Metropolitan Center District 1 was also approved as originally proposed. The designated building use (tourist accommodation facilities) and the special relaxation of floor area ratio for 23-4 and 4 Bangi-dong, Songpa-gu, have been abolished.
