[Asia Economy Reporter Jong-il Park] Gwangjin-gu (District Mayor Kim Kyung-ho ·photo) is expanding the commercial area around Yeongdong Bridge North End to Hwayang Intersection, Hwayang-dong 50-beonji, and promoting the development of a 'commercial specialized center.'
Accordingly, on the 28th, the district announced the 'Urban Management Plan (Dongil-ro District Unit Planning Area and Plan) Decision (Draft) and Strategic Environmental Impact Assessment Report (Draft),' and will conduct a two-week public inspection and opinion hearing until August 11.
The district unit planning area of this urban management plan decision (draft) is the 'Dongil-ro District,' covering 89,597㎡ around Hwayang-dong 50-beonji, from the north end of Yeongdong Bridge to Hwayang Intersection.
The 'Dongil-ro District' serves as a central axis at the north end of Yeongdong Bridge, connecting the Gangnam downtown and the northeastern area center, as well as the Seongsu IT district and Konkuk University Station.
The district plans to focus on strengthening the regional center functions of Seongsu and Konkuk areas through measures such as ▲upgrading zoning to commercial and semi-residential areas ▲developing it as a high-density mixed-use specialized center ▲inducing the placement of insufficient convenience and support facilities ▲activating streets to expand youth-centered knowledge, culture, and community spaces.
This plan (draft) was promoted considering the reality that Gwangjin-gu has a very limited commercial area compared to other autonomous districts. By expanding the commercial area, the district aims to foster an economic center with close proximity between workplaces and residences by supporting youth startups and introducing business and commercial hub functions, thereby developing Gwangjin-gu as a 'future growth base' aligned with the future vision of the '2040 Seoul Urban Basic Plan' and strengthening its status as a northeastern regional center.
The district will establish the plan by reflecting residents' opinions collected through the public inspection announcement and actively consult with Seoul City to finalize the district unit plan by the end of this year.
Kim Kyung-ho, Mayor of Gwangjin-gu, emphasized the need for a comprehensive readjustment of urban planning and said, "The expansion of the insufficient commercial area has been a long-standing wish of the residents." He also stated, "Along with the creation of a commercial specialized center around the north end of Yeongdong Bridge, we will actively promote proactive urban redevelopment for the development of Gwangjin-gu."
