Groundbreaking Next Year for Gwangmyeong Hakon Public Housing District... 4,317 Households to Move In
[Asia Economy (Suwon) = Reporter Lee Young-gyu] Among the four projects of the Gwangmyeong-Siheung Technovalley, which is being developed with an investment of 2.4 trillion KRW, the Gwangmyeong Hak-on Public Housing Construction Project, which had not progressed until now, recently received approval from the government.
Accordingly, all four projects of the Gwangmyeong-Siheung Technovalley, established as a high-tech industrial hub in the southwestern metropolitan area, are now on track and will be completed sequentially from 2024 to 2026.
Gyeonggi Province announced on the 10th that on the 8th, the Ministry of Land, Infrastructure and Transport approved and announced the district plan for the Gwangmyeong Hak-on Public Housing District, one of the four projects of the Gwangmyeong-Siheung Technovalley.
Since 2018, the Gwangmyeong-Siheung Technovalley project has been underway on a 2,449,000㎡ area covering Gahak-dong in Gwangmyeong City, and Nongok-dong and Mujinae-dong in Siheung City, which were former sites of the Gwangmyeong-Siheung Bogeumjari Housing District. With a project cost of 2.4 trillion KRW, it aims to develop general industrial complexes, distribution complexes, high-tech industrial complexes, and residential complexes.
Among these projects, the general industrial complex for relocating existing small businesses is being developed by Korea Land and Housing Corporation (LH) on a 975,000㎡ scale with an investment of 789 billion KRW, scheduled for completion by 2025. The industrial complex plan was approved by Gyeonggi Province in 2018, and construction began in June last year.
The distribution complex for accommodating scattered distribution companies in the Gwangmyeong-Siheung area is being developed by LH on a 297,000㎡ scale with an investment of 256.7 billion KRW, scheduled for completion in 2024. Gyeonggi Province approved the urban development project implementation plan in 2020, and construction started in July last year.
The urban high-tech industrial complex, which will attract future promising industries such as knowledge-based service industries and advanced manufacturing industries for manufacturing modernization, as well as local industries like machinery and automobile parts, is being promoted by Gyeonggi Housing and Urban Corporation (GH) with a project cost of 453.6 billion KRW on a 492,000㎡ scale. Gyeonggi Province approved the urban high-tech industrial complex plan in 2019. Construction began in November last year and is scheduled to be completed by the end of 2024.
The only project that has not yet broken ground is the Gwangmyeong Hak-on Public Housing District, where GH will supply 4,317 housing units on a 684,000㎡ site in Gahak-dong, Gwangmyeong City.
The entire project area will be a transit-oriented city within walking distance from Hak-on Station, which will open in 2026, serving as a residential complex supporting the general industrial complex, distribution complex, and high-tech industrial complex of the Gwangmyeong-Siheung Technovalley. It aims to provide healing spaces in nature centered around Seodoksan Central Park and urban healing spaces where work and residence are stabilized.
Following the approval of the district plan, the province will invest 900.9 billion KRW to proceed with detailed design in the second half of this year and start construction next year. The target completion date is the end of 2026.

Hong Ji-seon, Director of the Urban Housing Office of the province, said, "With the approval of the district plan for the Gwangmyeong Hak-on Public Housing District, all four projects of the Gwangmyeong-Siheung Technovalley have entered the main track," adding, "We expect the Gwangmyeong-Siheung Technovalley to become a core high-tech industrial hub representing the southwestern metropolitan area."
