[Asia Economy Reporter Hwang Seoyul] This year, more than 10,000 housing units are expected to be supplied in public housing sites in the Seoul metropolitan area.
According to real estate market analysis firm Real Estate Info on the 8th, about 15,000 housing units (excluding pre-subscription) are scheduled to be supplied within the year in public housing sites in the Seoul metropolitan area. Sales will continue in second-phase new towns such as Dongtan 2 New City in Hwaseong, Gyeonggi Province, Geomdan in Incheon, and Unjeong in Paju, Gyeonggi Province, as well as in Yeongjong Sky City in Incheon and Jichuk District in Goyang, Gyeonggi Province. This accounts for 25% of the approximately 60,000 housing units planned in the metropolitan area.
Public housing sites are subject to the price ceiling system according to Article 57 of the Housing Act, so they are supplied at prices lower than market prices. Although apartment prices have been continuously rising recently, housing sites offer the possibility of purchasing at more reasonable prices. According to the private apartment sale price trend on the HOUSTA housing information portal, the sale price per square meter for apartments nationwide with exclusive areas over 85㎡ and up to 102㎡ in March this year was 4,349,000 KRW, showing a 9.1% increase compared to the same month last year.
Schools, parks, commercial facilities, and other living infrastructure are systematically established, allowing residents to enjoy a convenient living environment. Another advantage is the high chance of winning a royal dong (building) and hosu (unit) since there are no union member quotas.
Because of this, competition for apartment subscriptions in housing sites is intense. According to Real Estate R114, among the top 20 places with the highest first-priority subscription competition rates in the metropolitan area last year (excluding public sales), 13 were complexes in public housing sites. Daebang Construction’s ‘Dongtan Station Dietre Prestige’ recorded an average competition rate of 809 to 1, and Geumgang Housing’s ‘Dongtan Station Geumgang Pentarium The Siglo (134 to 1)’ also showed high competition rates.
