[Asia Economy Reporter Kim Min-young] The redevelopment promotion plan for Banghwa 3 District, which was designated as a promotion zone in 2012 but had been stalled for nearly 10 years, has passed review, and a total of 1,445 apartment units will be constructed.
The Seoul Metropolitan Government announced on the 4th that at the '4th Urban Redevelopment Committee' held the previous day, the amendment to the redevelopment promotion plan for Banghwa 3 Redevelopment Promotion Zone in Banghwa-dong, Gangseo-gu was approved with modifications.
Due to its location adjacent to Gimpo Airport, the Banghwa 3 Redevelopment Promotion Zone is restricted to a maximum height of 16 floors and a floor area ratio of 223% or less, with a total of 1,445 apartment units planned for construction. Among these, 56 units will be public housing, with a variety of unit sizes including small units (60㎡ or less) and medium units (84㎡) to meet diverse demands. Additionally, public housing units will be socially mixed without segregation to prevent discrimination against public housing.
Furthermore, community facilities such as cultural facilities, district-run daycare centers, and child and youth support facilities, which can be widely used not only by residents but also by local community members, will be developed up to a maximum of five floors.
The current approximately 6-meter-wide existing roads in the area will be expanded to 8 to 20 meters (2 to 4 lanes, two-way), providing sufficient lanes and safe pedestrian paths, thereby improving traffic conditions.
According to the redevelopment promotion plan decision for Banghwa 3 Redevelopment Promotion Zone, the project is expected to proceed sequentially starting with construction approval as early as 2023 after architectural review.
