Korea Land and Housing Corporation (LH) announced on the 7th that it will begin accepting applications for 1,498 public sale housing units in Paju Unjeong 3 A16BL starting from the 16th.
The public sale housing units being supplied this time will be constructed in three exclusive area types: 59㎡, 74㎡, and 84㎡. The housing floor plans include 531 units of 59A, 280 units of 59B, 269 units of 59C, 142 units of 74A, and 276 units of 84A. In particular, the 59C type is designed as a tower-type structure, offering excellent views and privacy, which is expected to attract significant interest from actual demanders.
Among the 1,498 units, 1,269 units will be allocated under special supply categories such as multi-child families, newlyweds, and first-time homebuyers, while 229 units will be supplied under the general supply category. However, if the total applications for special supply by housing type fall short, the remaining units will be converted to general supply.
The supply prices are approximately 300 million to 330 million KRW for 59㎡, 370 million to 410 million KRW for 74㎡, and 420 million to 460 million KRW for 84㎡ units.
Applicants must be adult members of a household without a home residing in the metropolitan area and must be subscribers to housing subscription savings (comprehensive housing subscription savings or subscription savings). Additionally, applicants must meet criteria such as subscription period, number of payments, income, and asset standards according to the supply type, so it is essential to refer individually to the resident recruitment announcement.
The supply types are divided into special supply categories including △institutional recommendation and national merit △newlyweds △first-time homebuyers △elderly parent support △multi-child families, and general supply. Housing units will be preferentially supplied with 30% allocated to residents who have lived in Paju City for more than one year, 20% to those who have lived in Gyeonggi Province for more than six months, and the remainder to residents of the metropolitan area.
Selected winners will be subject to a 10-year restriction on re-selection and a 6-year restriction on resale, with a mandatory residence period of three years.
The supply schedule is as follows: △application acceptance (February 16 to 18) △announcement of winners (March 3) △contract signing (May 9 to 13), with move-in scheduled for December 2023. The model house will open on the 8th, and visits are possible only by prior reservation to limit the number of visitors in accordance with COVID-19 prevention guidelines.
Meanwhile, Paju Unjeong 3 District is expected to see a significant improvement in accessibility to the metropolitan area through the expansion of the metropolitan transportation network. In particular, the GTX-A line will be newly established within 1 km of the district, and the Metropolitan Area 2nd Ring Expressway will also be newly constructed nearby. Rapid access to Seoul and major metropolitan downtown areas is possible via National Road 77, Provincial Road 357, and Provincial Road 56. The district is located in a school zone with plans to build elementary, middle, and high schools nearby, and various large marts and distribution facilities are located nearby, enhancing convenience of living.
